Purple Land Management is seeking curative landmen for an active title curative project covering multiple drilling and spacing units in western Oklahoma (Roger Mills and Ellis Counties, OK).

About the Role

You’ll receive assigned requirements from division order title opinions and own them to closure. This involves determining what each requirement is asking for, locating the responsible parties, contacting them directly, drafting the necessary instruments, and ensuring they are executed and recorded. Much of this work is independent and requires sound judgment, as the owners you contact are often unfamiliar with the process, and records may be incomplete. You’ll have a supervising landman for escalation when needed.

Responsibilities

  • Review assigned requirements from division order title opinions, determine what each one requires, and identify the resolution path.
  • Locate mineral owners, royalty owners, heirs, devisees, and successor entities using county records, probate and district court filings, obituaries, and public search resources.
  • Contact owners by telephone, mail, and email to explain requirements and instruments in plain language, manage execution logistics (including notary coordination and return mailings), and avoid providing legal advice.
  • Draft curative instruments such as stipulations of interest, stipulations of interest and cross-conveyance, disclaimers, affidavits of heirship, corrective assignments, quitclaim deeds, and ratifications, ensuring accurate legal descriptions, decimal interests, exhibits, and signature blocks.
  • File and record executed instruments with the county clerk and track each through recording.
  • Maintain organized records of every contact, response, and mailing in the curative contact log, and communicate status, obstacles, and escalation needs to the supervising landman.

Requirements

  • Prior experience handling title curative work.
  • Ability to read a division order title opinion, understand each requirement, and recognize defects in the chain of title.
  • Working knowledge of common title defects and their resolutions, including probates, affidavits, powers of attorney, and corrective instruments.
  • Comfort communicating with mineral and royalty owners (often elderly, bereaved, or unaware of their ownership) via telephone and writing.
  • Careful drafting based on confirmed facts only—every recital must trace to a recorded document, title opinion, or owner-verified information.
  • Independent judgment, prioritization skills, and proficiency in Google Workspace.
