Position Description
The Corporate Leasing Manager provides strategic leadership, oversight, and hands-on support for leasing and marketing activities across The Community Builders’ affordable, mixed-income, and market-rate housing portfolio, with a primary focus on affordable housing operations and compliance-driven environments. This hybrid role is primarily based out of one of TCB’s corporate office locations and requires regular collaboration across regions, departments, and properties with up to 50% travel required.
Essential Functions
- Provide leadership, direction, and oversight for corporate leasing functions across TCB’s affordable, mixed-income, and market-rate housing portfolio.
- Manage, mentor, and support Corporate Leasing Specialists and other leasing and marketing staff as assigned.
- Develop, implement, and oversee training plans and ongoing professional development for corporate leasing staff to ensure consistent standards, skill growth, and strong performance.
- Develop, implement, and oversee portfolio-wide leasing and marketing strategies for new developments, lease-ups, and stabilized communities.
- Collaborate closely with the Director of Leasing and Marketing to align departmental goals with organizational priorities, performance targets, and budgets.
- Oversee the development, execution, and evaluation of annual leasing and marketing plans that reflect local market conditions and organizational objectives.
- Leverage technology to improve leasing systems, workflows, data accuracy, efficiency, and overall customer experience.
- Ensure the effective use of digital and non-digital advertising strategies, including online listing services, social media, email campaigns, print materials, signage, direct mail, transit advertising, community outreach, and grassroots engagement.
- Analyze leasing, marketing, and occupancy data to identify trends, risks, and opportunities; recommend and implement corrective actions as needed.
- Prepare and review reports related to occupancy, leasing performance, traffic, conversion, and marketing effectiveness.
- Apply deep knowledge of affordable housing programs, regulations, and compliance requirements to guide leasing and marketing strategies, training, and operational decision-making.
- Promote and help build a strong, customer-focused culture aligned with TCB’s mission and values.
- Lead and support training initiatives for onsite and corporate staff related to leasing standards, customer service initiatives, and technology tools.
- Ensure compliance with Affirmative Fair Housing Marketing Plans (AFHMPs), Fair Housing laws, Tenant Selection Plans (TSPs), and all applicable regulatory, funder, and internal policy requirements.
- Coordinate and manage relationships with external vendors, agencies, consultants, and community partners.
- Travel to communities as needed to support leasing operations, including lease-ups, occupancy challenges, staff coverage needs, trainings, and implementation of leasing and marketing strategies.
- Partner with marketing to develop effective campaigns that result in quality traffic.
- Monitor closing ratios and file processing accuracy of Corporate Leasing teams.
- Provide training on Mystery Shops and lead customer service campaigns.
- Provide hands-on support during periods of increased leasing demand, operational transition, or staffing gaps to help minimize vacancies and maximize occupancy.
- Lead or support special projects and cross-departmental initiatives related to leasing, marketing, customer service, or portfolio performance.
- Track and circulate leasing reports.
- Support leasing functions during lease ups or at communities experiencing staffing shortages, manage documents, conduct move-in interviews, organize open houses, etc.
Knowledge, Skills, and Abilities
- Strong knowledge of leasing and marketing practices within affordable housing environments, including compliance-driven operations.
- Demonstrated experience managing and developing teams through coaching, training, and performance management.
- Ability to balance strategic planning with hands-on execution.
- Demonstrated ability to leverage technology to improve systems, processes, and outcomes.
- Experience with Rent Café, Yardi Voyager, and/or similar property management platforms.
- Strong analytical, problem-solving, and decision-making skills.
- Excellent written and verbal communication skills.
- Knowledge of Fair Housing laws, AFHMP requirements, tenant selection plans, and affordable housing compliance standards.
- Strong organizational skills and ability to manage multiple priorities across a diverse portfolio.
- Demonstrated commitment to customer service excellence and mission-driven work.
- Ability to manage team and coach employee development.
Physical Demands & Work Environment
While performing the duties of this job, the employee is routinely required to sit; walk; talk and hear; use hands to keyboard, finger, handle, and feel; and occasionally stoop, kneel, or reach. The employee will be required to travel to properties and corporate offices as business needs dictate. This is a hybrid role, with an expectation of regular presence in a designated corporate office location. The employee may occasionally lift and/or move up to 20 pounds.
Education & Experience
- Bachelor of Arts or Science degree preferred, or 8+ years of progressive experience in leasing or property management within affordable housing, including regulated housing programs (e.g., LIHTC, HUD, HOME).
- Prior experience managing teams and leading portfolio-wide initiatives required.
- Prior experience working within mixed-income or blended portfolios strongly preferred.
