About the role

The Construction Superintendent is the primary owner of field execution at Red Cedar Construction Services, LLC. This role carries full accountability for daily site operations, schedule adherence, subcontractor coordination, quality control, and jobsite safety from mobilization through final turnover. The Superintendent is the highest-ranking RCCS representative on the jobsite and is expected to command it with discipline, professionalism, and an unwavering commitment to performance.

Responsibilities

  • Own daily field operations — from site setup and subcontractor mobilization through production management, quality control, safety enforcement, and final punch list completion.

  • Manage all daily field operations; establish site logistics, sequencing, and subcontractor work zones before mobilization and enforce them throughout the project.

  • Maintain a current three week look ahead schedule at all times; review with subcontractor foremen weekly and update the PM on production status, trade sequencing conflicts, and emerging risks.

  • Complete accurate daily reports in Procore every day without exception; document weather, manpower, work in place, inspections, issues, and any event that could affect schedule, cost, or liability.

  • Cook up materials, equipment, and temporary utilities; ensure site is staged, clean, and organized to support efficient production and safe working conditions at all times.

  • Direct, coordinate, and hold accountable all subcontractors and self-perform crews on site; enforce scope, schedule, quality, and safety obligations per their subcontract and RCCS standards.

  • Conduct weekly subcontractor coordination meetings on site; document attendance, production commitments, open issues, and follow-up items; distribute to the PM within 24 hours.

  • Identify and notify the PM immediately of any subcontractor performance deficiency, manning shortage, or scope conflict that threatens the schedule or budget; document all verbal directions in writing.

  • Drive production to meet or beat the project schedule; identify float erosion and sequencing problems before they become delays and execute recovery plans without waiting to be asked.

  • Collaborate with the PM on schedule updates in P6 or MS Project; provide accurate field input on production rates, constraints, and milestones to support reliable forecasting.

  • Manage all construction sequencing for multifamily and BTR project types, including phased unit turnover, building envelope sequencing, MEP rough-in coordination, and inspection scheduling.

  • Enforce RCCS quality standards at every phase of construction; inspect work in place prior to cover-up, at each inspection milestone, and before any unit or building is considered ready for turnover.

  • Issue written punch lists and deficiency notices to subcontractors; track all open items to completion and confirm corrections before sign-off; do not allow work to advance over deficient work without written PM authorization.

  • Coordinate all required inspections with authorities having jurisdiction; ensure inspections are scheduled in advance, passed on first submission where possible, and documented in Procore same day.

  • Own jobsite safety as a non-negotiable; enforce RCCS safety standards and OSHA regulations for all personnel on site including subcontractors, vendors, and visitors without exception.

  • Conduct and document weekly toolbox talks and safety inspections; maintain a hazard identification and corrective action log in Procore; address all identified hazards same day.

  • Report all incidents, near-misses, and unsafe conditions to the PM and Director of Safety immediately; complete all required incident documentation within 24 hours; never downplay or delay reporting.

  • Maintain current, approved construction documents on site at all times; verify that subcontractors are building from the latest issued for construction drawings and specifications.

  • Identify field conflicts, design gaps, and constructability issues early; submit RFI requests to the PM promptly and document field conditions with photographs in Procore before work proceeds past a conflict.

  • Maintain field as-built records throughout construction; deliver a complete, accurate as-built set to the PM as part of the closeout package.

  • Escalate any schedule milestone risk, unforeseen site condition, or potential cost impact to the PM same day; never allow a problem to compound in the field without documented notification to the project team.

  • Never authorize changes, extra work, or scope additions from subcontractors without written PM direction; all verbal field instructions must be documented same day in Procore.

  • Lead field closeout operations including punch list execution, final inspections, certificate of occupancy coordination, systems commissioning, and site demobilization; deliver a defect-free product at turnover.

  • Support the PM in the formal owner turnover process; participate in warranty walk-throughs during the first 90 days post-turnover and respond to field warranty items within the timeframes established by RCCS standards.

Qualifications

  • Minimum 5 years of experience as a Superintendent on commercial construction projects; multifamily, townhome, built-to-rent, or podium construction experience strongly preferred.

  • Demonstrated ability to manage multiple subcontractors simultaneously on projects of $5M or greater in total construction value.

  • Proficiency in Procore for daily reporting, punch lists, RFI management, photo documentation, and inspection tracking; commitment to keeping all field records current.

  • Ability to read and build from full construction documents including architectural, structural, civil, MEP, and specification sections with confidence.

  • Working knowledge of MS Project look-ahead scheduling; ability to collaborate with the PM on schedule updates and communicate production status accurately.

  • OSHA 30 certification required or must be obtained within 90 days of hire; First Aid/CPR certification preferred.

  • Strong written and verbal communication skills; ability to produce clear, accurate daily reports, deficiency notices, and meeting summaries without prompting.

  • Valid driver’s license and reliable transportation required; willingness to travel between project sites within the RCCS operating region.

Schedule

Monday through Friday, standard daytime hours; 7:30 AM – 4:30 PM or as required by project schedule. Occasional evening or weekend work may be required based on production demands or project milestone requirements.

Work Location

Active project jobsite(s) within the RCCS operating region; office-based at 1710 Camden Rd, Charlotte, NC 28203 between projects or as required.
