About the Role
The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project and manages any contracted work to ensure successful project completion.
Responsibilities
- Studies specifications to plan construction procedures, including starting and completion times and staffing requirements for each phase.
- Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and identify upcoming issues.
- Coordinates the pre-construction meeting with the Project Manager prior to mobilization.
- Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
- Ensures all parties involved with the project are informed of construction issues and progress through:
- Meetings with supervisory personnel to plan and execute work procedures, interpret specifications, and coordinate phases of construction.
- Regular meetings with craft personnel to update them on construction issues and gather input for solutions.
- Meetings with subcontractors prior to mobilization to review scope of work and schedule, and advising them on schedule and phasing requirements.
- Regular meetings with clients to update them on the project's progress.
- Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project workforce.
- Confers with supervisory and engineering personnel, inspectors, and suppliers to resolve construction problems and improve methods.
- Inspects work in progress to ensure conformance to specifications and construction schedules.
- Manages the project based on progress reports, materials used, and costs, adjusting work schedules as needed.
- Works with the Manager of Craft Resources to move personnel between projects, minimizing hiring and layoffs; manages crew mixes and work assignments to control labor costs; may terminate company craft personnel not meeting performance standards.
- Assists the project manager in preparing the Project Management Plan.
- Ensures consistent implementation of company policies, including safety, equal opportunity, and quality standards.
- Maintains company quality standards and housekeeping requirements.
- Performs other related duties as assigned.
Requirements
- Bachelor’s degree in construction management or related field, or an equivalent combination of education and experience.
- 5+ years of experience in ground-up commercial construction projects.
- Demonstrated knowledge of construction processes.
- Valid driver's license and ability to travel to and from the project site.
- Understanding and application of building codes and design requirements; ability to read blueprints accurately.
- Good understanding of subcontractors' scopes of work and tolerances.
Skills
- Good written and verbal communication skills; expresses ideas clearly and effectively with proper grammar and syntax. (Basic Spanish preferred)
