About the role
The Superintendent leads the direction of the jobsite, schedules subcontractors and vendors, manages laborers and carpenters, ensures compliance with the contracted scope of work, communicates with the project team, maintains construction documents, performs quality control, documents safety issues, controls costs, submits reports, maintains timesheets, classifies vendor invoices, cross-trains others, and manages difficult customer situations.
Responsibilities
- Schedule subcontractors and vendors to ensure timely completion of projects
- Manage carpenters, laborers, and sometimes others on jobsites
- Perform quality control responsibilities
- Ensure subcontractors are fully executing and complying with the contracted scope of work
- Communicate with the project team regarding schedules and critical issues
- Maintain construction documents and document changes and discussions
- Develop punch lists and leave the project to ensure work is per drawings and specifications
- Document and record all safety issues, conduct weekly safety meetings
- Control costs related to material schedules and time and material slips
- Submit daily reports regarding invoices and tool rental
- Write daily reports on Procore
- Maintain timesheets for employees on the jobsite
- Classify vendor invoices related to the job
- Cross-train others as much as possible, focusing on MEP knowledge
- Manage multiple job sites simultaneously
- Resolve conflicts between subcontractors and vendors
- Respond promptly to customer needs and manage difficult customer situations
Requirements
- Minimum of 5-10 years of verifiable experience on a commercial construction site
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Ability to write routine reports and correspondence
- Ability to speak effectively before groups of customers or employees
- Proficiency in MS Office with expertise in Microsoft Word, PowerPoint, and Excel
- Proficiency in Procore
- Proficiency in reading blueprints
- Detail-oriented
- Exceptional communication skills
- Excellent problem-solving skills
- Strong organization skills and dedication to completing projects in a timely manner
- Excellent time management skills and ability to multi-task and prioritize work
- Self-starter
