Construction Manager, Industrial
About the role
The Construction Manager, Industrial is responsible for managing construction and project management engagements across Stream’s industrial platform in the Phoenix market. This role supports both owner and tenant representation construction projects, covering the full spectrum of industrial product—from speculative shell and warm shell build-outs to tenant improvement fit-ups, capital improvements, and ground-up delivery support.
Primary responsibilities
- Develop detailed project budgets, scopes of work, and preliminary schedules for industrial tenant improvement, shell improvement, and capital projects.
- Conduct site assessments and due diligence for new projects, evaluating existing conditions, building systems, and site-specific considerations (dock equipment, clear heights, fire protection, power capacity, flatwork, etc.).
- Coverage of the full spectrum of industrial product types (warehouse, distribution, manufacturing, flex).
- Advise leasing and brokerage teams on construction timelines, TI costs, and work letter language for industrial lease transactions.
- Perform value engineering analyses to help clients achieve budget goals without sacrificing quality or function.
- Solicit and evaluate competitive bids from general contractors, subcontractors, and suppliers with industrial construction capabilities.
- Prepare bid instructions, bid forms, and detailed scopes of work; lead pre-bid walkthroughs and bid review meetings.
- Pre-qualify contractors and build a network of reliable industrial-focused vendors in the Phoenix market.
- Negotiate contract terms and manage contractor performance throughout project execution.
- Manage multiple concurrent industrial construction projects across landlord rep, tenant rep, and fee-based assignments.
- Lead weekly project meetings with contractors, ownership, tenants, and internal stakeholders; distribute meeting minutes and track action items.
- Oversee change order management including pricing review, client approval, and documentation.
- Review and process pay applications, lien waivers, and compliance documentation.
- Manage punch list, closeout, and warranty processes to ensure clean project delivery and turnover.
- Prepare and distribute monthly project status reports to clients and internal leadership.
- Promote Stream’s and ownership’s safety standards across all project sites, with particular attention to active warehouse and distribution environments.
- Support the growth of Stream’s industrial construction management practice by delivering excellent client outcomes and building a reputation for reliability.
- Network with owners, brokers, architects, engineers, and other business development prospects in the Phoenix industrial market.
- Assist in identifying and pursuing third-party fee-based construction management opportunities.
- Partner with Stream’s industrial brokerage and property management teams to provide seamless, integrated service to clients.
- Anticipate project needs and communicate expectations early to avoid urgent issues.
- Maintain consistent communication with clients, tenants, brokers, and internal teams on project status and key milestones.
- Provide timely follow-up and status reports as needed.
Qualifications
- Minimum 3 years of commercial construction management experience, with meaningful exposure to industrial product types (warehouse, distribution, manufacturing, flex).
- Experience managing tenant improvements, shell improvements, and/or capital projects in industrial environments.
- Ability to read and interpret construction drawings and specifications; capable of identifying scope gaps, risks, and value engineering opportunities.
- Proficient in managing multiple concurrent projects with competing timelines and priorities.
- Strong written and verbal communication skills; comfortable presenting to ownership groups, tenants, and leading project meetings.
- Proficiency with MS Office, MS Project, and/or construction management platforms (Honest Buildings/Procore/Yardi experience a plus).
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred.
- Experience in both landlord representation and tenant representation construction management preferred.
- Familiarity with the Phoenix industrial market, including local contractors, permitting processes, and jurisdictional requirements a plus.
