COMPLIANCE MANAGER - HOME IMPROVEMENT LENDING

This role is a second-line compliance subject matter expert providing oversight to ensure home improvement loan application, origination, funding, and servicing operations comply with applicable federal and state laws, program guidelines, and internal policies. The Compliance Manager assists the VP Compliance - HIL with managing compliance oversight of dealers, contractors, subcontractors, subservicers, technology providers, and other service providers.

Responsibilities

  • Coordinate the Risk and Control Self-Assessment (RCSA) process to ensure risks are identified, measured, monitored, assessed, managed, and reported effectively across the home improvement lending business.
  • Conduct risk assessments and control evaluations to identify and mitigate compliance vulnerabilities, especially in complex and high-risk areas.
  • Assess, monitor, and document oversight activities for subservicers and other applicable third parties, including analyzing loan files and servicing activities for adherence to policies and regulations.
  • Track issues, compliance matters, and corrective action or remedial plans with subservicers and third parties; maintain required documentation to evidence oversight.
  • Perform monitoring and testing of loan origination systems, FLS-direct processes, integration partners, and related funding and servicing activities to identify processing compliance issues and areas of risk.
  • Collaborate with stakeholders to develop clear and actionable issue remediation plans in accordance with risk management policies and procedures.
  • Perform and document compliance monitoring and testing activities for regulatory and operational risks, ensuring alignment with Fastlane’s Compliance Management System (CMS) framework.
  • Develop key risk indicators (KRIs) and prepare summaries, briefings, and presentations to report on compliance status, findings, trends, and remediation progress.
  • Lead and coordinate assigned compliance initiatives, including designing and implementing controls, procedures, monitoring activities, and training.
  • Assist in developing solutions and action plans to address compliance findings and monitor their implementation.
  • Support internal and external audits, bank-partner reviews, regulatory examinations, and inquiries by gathering documentation and assisting with responses.
  • Perform quality assurance/quality control (QA/QC) on documentation and report findings to Compliance and management.
  • Continuously track changes in relevant laws (e.g., TILA, ECOA, Fair Lending, FCRA, UDAAP, EFTA, E-SIGN, GLBA, FDCPA, SCRA, MLA, AML/OFAC) and assess their impact on operations.
  • Assist in the development, review, and maintenance of compliance-related policies and procedures, ensuring business units receive guidance and credible challenge.
  • Create and deliver compliance training for teams and communicate regulatory requirements and changes to affected business units.
  • Collaborate with teams to identify compliance gaps, support remediation plans, and address complex customer complaints, including those made to the CFPB.
  • Monitor corrective action plans to support sustainable change and ensure all compliance documentation is complete, accurate, and current.
  • Maintain assigned portions of the Risk Issues Log and Control Library to support proactive risk management and issue remediation.
  • Regularly interact with business partners, including Research, Compliance, Internal Audit, Legal, and Risk Management, to support risk tolerance and mitigation measures.
  • Assist with third-party risk management, including vendor relationships and ongoing compliance monitoring.
  • Participate in special projects related to new regulations, programs, or procedural changes within the home improvement lending business.

Qualifications

  • 5+ years of compliance experience in consumer lending, including loan origination, servicing, and regulatory compliance.
  • Experience in home improvement lending, point-of-sale lending, dealer or contractor channels, or a comparable third-party consumer lending model is preferred.
  • Demonstrated hands-on experience performing and documenting compliance monitoring and testing.
  • Proven ability to lead projects and initiatives, provide guidance to teams, and build strong stakeholder relationships.
  • In-depth understanding of relevant federal and state consumer lending laws (e.g., TILA, ECOA, Fair Lending, FCRA, UDAAP, EFTA, E-SIGN, GLBA, FDCPA, SCRA, MLA, AML/OFAC).
  • Strong analytical, research, and problem-solving abilities.
  • Ability to assess risk, evaluate controls, identify issues, and recommend corrective actions.
  • Excellent written and verbal communication skills.
  • High level of attention to detail and sound judgment.
  • Strong project management and organizational skills, including managing multiple priorities in a remote environment.
  • Proficiency in Microsoft Office Suite.

Pay

$100,000–$120,000 per year.
