Position Overview
Valiant Residential is seeking a Community Manager responsible for supervising, controlling, and planning the day-to-day activities of the apartment community. They are also responsible for implementing company policies, procedures, and programs to maintain a well-managed, well-maintained building and ensure compliance with regulatory agencies and investors.

What You’ll Be Doing

  • Screen, hire, orient, and train new personnel.
  • Support staff to encourage teamwork and lead as an example in creating a harmonious environment.
  • Handle administrative processes such as performance evaluations, salary reviews, time sheets, change of status forms, etc.
  • Determine transitions and promotions for on-site personnel.
  • File reports regarding work-related injuries.
  • Maintain accurate records of community transactions and submit on a timely basis.
  • Prepare annual budgets and income projections in a timely and accurate manner.
  • Ensure rents and late fees/check charges are collected, posted, and deposited in a timely manner.
  • Review, code, and approve invoices for payments.
  • Make daily bank deposits.
  • Ensure the property is rented to the fullest capacity.
  • Utilize marketing strategies to secure prospective residents.
  • Oversee the consistency and effectiveness of leasing practices.
  • Handle evictions and landlord liens.
  • Maintain resident files, including move-in sheets, move-out notices, security dispositions, and warnings.
  • Ensure the property is maintained in a clean, safe, and well-maintained condition.
  • Supervise outside contractors working on the property.
  • Report to the Regional Community Supervisor any violations of company policy by employees.
  • Develop and enforce community policies and rules.

Requirements

  • A minimum of 3+ years of property management experience.
  • The ability to apply logical thinking principles to define problems, collect data, establish facts, draw conclusions, and initiate appropriate courses of action.
  • Strong verbal and written communication skills in English to interact with team members, residents, vendors, and other stakeholders.
  • Bilingual in Spanish is a plus.
  • Achieve Fair Housing certification before interacting with prospects or residents.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook, and community software applications.
  • Knowledge of OSHA laws and regulations.
  • Ability to work evenings and weekends.
  • Present self in a neat, clean, and professional manner throughout the workday and/or whenever present in the community.
  • Comply with expectations as demonstrated in the Employee Handbook.
  • Successfully pass a drug test.
  • A college degree is preferred.
  • A Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification is preferred.
