Under the direction of the Regional Property Manager, the Community Manager is responsible for ensuring excellent customer service in the daily management, coordinating all aspects of apartment community operations, maximizing cash flow while preserving assets, achieving budgeted NOI, providing a quality living environment for residents, and establishing a positive working environment for property team members.
Responsibilities
The Community Manager duties vary depending on the size of the community and the number of staff to which responsibilities might be delegated. Key areas of responsibility include financial management, marketing support, customer service, and team development.
Financial responsibilities include overseeing all financial performance of the property, maximizing cash flow, and achieving budgeted NOI. The Community Manager will also develop cost-saving strategies, create annual operating budgets, and review financial statements.
Marketing support duties include leasing apartments, responding to telephone inquiries, and qualifying applicants. The Community Manager will also monitor direction of rental activity, evaluate and make recommendations for rental pricing, and ensure compliance with Fair Housing regulations.
Customer service responsibilities include completing daily inspections of the property, monitoring and directing service operations, and supervising safety and risk management functions. The Community Manager will also provide excellent customer service and display a courteous and professional attitude toward all customers.
Team development duties include recruiting and selecting team members, training and coaching team members, and creating a team environment. The Community Manager will also generate employee schedules, provide ongoing feedback, and perform other duties as required.
Requirements
- High School Diploma or equivalent, Bachelor’s degree or CPM highly preferred
- 3+ years property management experience, one year supervisory experience
- Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, and other laws as they relate to property specific guidelines and occupancy standards
- Strong computer skills, especially in the Microsoft Office Suite, experience in Yardi preferred
- Valid driver’s license and reliable transportation
Qualifications
Tax Credit Specialist (TCS) or HCCP designation preferred. The ideal candidate will have a strong understanding of property management principles, financial management, and customer service.
