About the role
The Community Manager plays a critical role in our success by managing the day-to-day operations of an assigned property, including team members, daily activities, and resources to achieve established budgeted financial and operational goals. This role ensures compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations.
Responsibilities
- Manage daily operations of the property to achieve established budgeted financial and operational goals.
- Control expenditures by staying within constraints of the approved budget, including maintenance repairs.
- Oversee the lease enforcement process by approving prospective resident applications, discounts, and renewals.
- Supervise property staff, including hiring, training, and performance management.
- Assist in managing the client/owner relationship by providing updates and reporting on the property’s performance.
- Provide input into the development of the property budget by analyzing financial statements and operational reports.
- Meet targeted revenues by setting rent rates, ensuring timely rent collection, and preparing monthly financial status reports.
- Approve invoices from vendors, contractors, and service providers for payment, ensuring validity of certificates of insurance.
- Oversee the lease enforcement process, including conducting apartment inspections, evicting residents, and collecting fees.
- Gather, analyze, and interpret market and economic trends to implement leasing strategies for occupancy and revenue goals.
- Promote resident satisfaction and retention by responding to complaints and service issues in a timely manner.
- Ensure the property’s maintenance team complies with Company standards for service requests.
- Conduct regular property inspections to maintain safety, cleanliness, and general appearance standards.
- Supervise property staff by interviewing, hiring, training, and managing performance in accordance with Company policies.
- Complete various accounting, financial, administrative, and other reports as assigned.
- For California roles: Manage the lease process using the California-specific Lease File Checklist to ensure compliance.
Requirements
- Previous property management experience is required; fee management experience preferred.
- Proven supervisory skills to hire, lead, direct, and evaluate team members.
- Proficient in MS Office Suite and Yardi/OneSite software.
- Financially savvy with experience in creating/adhering to budgets and fiscal reporting.
- Excellent communication skills: ability to read, write, and communicate effectively.
- Bachelor’s degree from an accredited college or university preferred (Business Management, Real Estate, or related field).
- 4-6 years of relevant experience in property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Detail-oriented, self-motivated, and able to work independently or collaboratively.
- Valid driver’s license to operate a golf cart on property.
- Proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).
- All licenses and certifications required by State and Local jurisdictions.

Pay
The hourly range for this position is $34.50 - $38.00. Additional compensation may include participation in a quarterly or annual bonus program based on individual and company performance.
Schedule
- Full-time position.
- Routine, local travel may be required for bank deposits, training, and outreach events.
Work Environment
- Office environment with frequent exposure to outside elements (temperature, weather, odors, and/or landscape).
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to push, pull, lift, or carry up to 20 pounds independently and 50 pounds with assistance.
