About the role
This role manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The position ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other laws governing multi-family housing operations.
Responsibilities
- Provides input into the development of the property budget by analyzing financial statements, marketing data, and operational reports.
- Meets revenue targets by setting rent rates, ensuring timely rent collection, making bank deposits, and reviewing monthly financial reports.
- Approves vendor invoices for payment, ensuring proper documentation, insurance certificates, and coding to the correct Chart of Account.
- Controls expenditures by adhering to the approved budget and managing the petty cash fund.
- Oversees lease enforcement, including resident applications, lease renewals, apartment inspections, evictions, and fee collections.
- Analyzes market trends and implements leasing strategies to achieve occupancy and revenue goals.
- Promotes resident satisfaction by addressing complaints and service issues promptly.
- Ensures maintenance team compliance with company standards for service requests.
- Conducts property inspections to maintain safety, cleanliness, and appearance standards.
- Supervises property staff through hiring, training, and performance management.
- Manages client/owner relationships through updates, property tours, and responding to requests.
- Completes accounting, financial, and administrative reports as required.
- For California properties: Ensures lease documents are complete and compliant using the California-specific Lease File Checklist.
Requirements
- Bachelor’s degree preferred in Business Management, Real Estate, or a related field.
- 4-6 years of relevant property management experience, including sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented, self-motivated, and capable of working independently or collaboratively.
Skills
- Valid driver’s license (required for golf cart operation on property).
- Proficiency in property management software (e.g., Entrata, Yardi, OneSite).
- Strong skills in word processing, spreadsheets, and database management.
- Management and supervisory experience, including hiring and team leadership.
- All required state and local licenses/certifications for the role.
Schedule
Monday-Friday, with weekend work as needed.
Pay
The salary range for this position is $80,000 - $85,000. Additional compensation may include weekly, monthly, or quarterly bonuses based on individual and company performance.
