About the role
This role manages the day-to-day operations of an assigned garden-style, stabilized property with 368 units. Responsibilities include overseeing team members, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws.
Responsibilities
- Provides input into the development of the property budget by analyzing financial statements, marketing data, and operational reports.
- Meets revenue targets by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and reviewing monthly financial reports.
- Approves vendor invoices for payment, ensuring proper documentation, insurance certificates, and coding to the correct accounts.
- Controls expenditures by adhering to the approved budget and managing the petty cash fund.
- Oversees lease enforcement, including approving resident applications, conducting apartment inspections, issuing notices, and managing evictions and fee collections.
- Analyzes market and economic trends to implement leasing and marketing strategies that achieve occupancy and revenue goals.
- Promotes resident satisfaction and retention by addressing complaints and service issues promptly.
- Ensures maintenance team compliance with company standards for completing resident service requests.
- Conducts regular property inspections to maintain safety, cleanliness, and overall appeal.
- Supervises property staff through hiring, training, and performance management in alignment with company policies.
- Assists in managing client/owner relationships through meetings, property tours, and performance updates.
- Completes accounting, financial, administrative, and other reports as required.
- For California properties: Manages the lease process using a California-specific Lease File Checklist to ensure compliance and organization.
Requirements
- Bachelor’s degree preferred in Business Management, Real Estate, or a related field.
- 4-6 years of relevant experience in property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Excellent communication, conflict resolution, and customer service skills.
- Detail-oriented, self-motivated, and capable of working independently or collaboratively.
- Valid driver’s license required (to operate golf carts on property).
- Proficiency in property management software (e.g., Entrata, Yardi, OneSite) and standard office applications.
- Strong management and supervisory skills for leading teams, including maintenance specialists.
- Must comply with all state and local licensing/certification requirements.
Schedule
Monday–Friday with rotating weekends.
Pay
The salary range for this position is $90,000 – $96,000. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
