About the Role
Ballard on the Park has an immediate opening for an experienced Community Manager. This role manages the day-to-day operations of a 268-unit mid-rise property located just blocks from Ballard's bustling Market Street, embodying the Danish concept of hygge—a feeling of deep contentment and cozy well-being. The position involves overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals while ensuring compliance with Company policies, Fair Housing, ADA, FCRA, and other relevant laws.
Responsibilities
- Manage daily operations of the property to achieve budgeted financial and operational goals.
- Control expenditures by staying within the constraints of the approved budget, including maintenance repairs.
- Oversee the lease enforcement process, including approving prospective resident applications, discounts, and renewals.
- Supervise property staff, including hiring, training, and performance management.
- Assist in managing the client/owner relationship by providing updates and reporting on property performance.
- Develop and analyze budgets by evaluating financial statements and market trends.
- Set rent rates, ensure timely collection of rent and fees, and prepare monthly financial status reports.
- Approve vendor invoices, reconcile work performed, and manage communications between vendors, accounting, and owners.
- Conduct periodic apartment inspections, enforce lease terms, and manage evictions and late fees as needed.
- Gather and interpret market trends to implement leasing strategies that achieve occupancy and revenue goals.
- Promote resident satisfaction and retention by addressing complaints and service issues promptly.
- Ensure maintenance team compliance with Company standards for service requests.
- Conduct regular property inspections to maintain safety, cleanliness, and appeal.
- Complete accounting, financial, administrative, and other reports as assigned.
- For California roles: Manage the lease process using the California-specific Lease File Checklist to ensure compliance and organization.
Requirements
- Previous property management experience required; fee management experience preferred.
- Proven supervisory skills to hire, lead, direct, and evaluate team members.
- Proficiency in MS Office Suite and Yardi/OneSite software.
- Financial acumen with experience in budget creation, adherence, and fiscal reporting.
- Excellent communication skills, including reading, writing, and effective verbal communication.
- Bachelor’s degree from an accredited college or university preferred (Business Management, Real Estate, or related field).
- 4-6 years of relevant experience in property management, sales, marketing, and customer service.
- Ability to manage multiple priorities in a fast-paced environment.
- Detail-oriented, self-motivated, and able to work independently or collaboratively.
Specialized Skills
- Valid driver’s license required (to drive a golf cart on property).
- Proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).
- Management and supervisory skills to lead and evaluate team members, including maintenance specialists.
- All required state and local licenses/certifications for the role.
Travel & Physical Demands
- Work in an office environment with frequent exposure to outside elements (temperature, weather, odors, etc.).
- Ability to physically access all exterior and interior parts of the property and amenities.
- Must be able to push, pull, lift, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance.
- Routine local travel may be required for bank deposits, training, or outreach events.
Pay
The salary range for this position is $89,500 - $105,000. Additional compensation may include weekly, monthly, or quarterly bonus programs based on individual and company performance.
