As Community Manager for Sojourner Place at Oliver, you will be responsible for the financial, physical, and overall operations of the community, activation of the Hospitality Covenant, and management of the on-site team. This role focuses on increasing cash flow by maximizing occupancy/revenue and minimizing operating expenses while maintaining the physical asset.

Responsibilities

  • Act as the driving force of the Hospitality Covenant by modeling, inspiring, communicating, supporting, and holding staff and residents accountable
  • Supervise and direct on-site team members, creating opportunities for them to contribute ideas and experiences to improve efficiency and minimize overtime
  • Optimize team skills through performance management, reviews, and consistent conversation
  • Coordinate property upkeep, including regular inspections, maintenance delegation, curb appeal, annual apartment inspections, janitorial tasks, safety, and preventative maintenance
  • Manage the work order system to ensure completion of priority tasks
  • Develop positive relationships with residents using network-building tools to foster co-investment and a positive living environment, including supporting resident-led initiatives
  • Examine monthly budget operating reports and general ledgers to ensure accurate bill payments and timely communication of necessary changes to accounting
  • Meet budgeted revenue, operating expense, and cash flow targets; respond to budget variances in writing and orally with a plan for compliance
  • Create and review accruals as needed
  • Manage legal proceedings for non-rent payment, including notices to quit, housing court cases (in conjunction with TREK’s attorney), and follow-up on court rulings
  • Apply for and implement annual rent increases to optimize income in accordance with program guidelines
  • Lease units in compliance with the site’s approved tenant selection or A&O plan to maintain occupancy at 98% or above
  • Ensure compliance with Affirmative Fair Housing Marketing Plan, Regulatory Agreement, Funding Program Requirements, and Federal, State, or Local Requirements
  • Meet all HQS and REAC standards, achieving a minimum score of 85
  • Stay current with applicable affordable housing programs
  • Update and follow LEP and LAP plans as provided by compliance
  • Create and adhere to an energy conservation plan
  • Provide notification and thorough incident reporting with proper risk management
  • Maintain onsite resident and vendor files, ensuring compliance with TREK, agency, and regulatory standards

Requirements

  • College degree in a related field or 5+ years of progressive career path in Property Management, Hotel, Hospitality, or Retail
  • 3+ years of experience in Property Management, Hotel, Hospitality, or Retail
  • Experience managing tax credit properties and meeting the needs of low-income residents strongly preferred
  • Industry designations (COS, LIHTC, ARM®, CPMC®, etc.) preferred
  • Ability to achieve certification within 6 months of hiring to meet any specific site/area needs
  • Minimum team supervision experience of 2 people (hiring, performance management, training)
  • Strong Microsoft Word, Excel, Outlook, and RealPage or other industry software experience
  • Real Estate License preferred, or required within the first year of employment (or sooner if required by state law)
  • Knowledge of Federal Fair Housing laws and guidelines a plus
  • Excellent verbal and written communication skills
  • Child abuse clearances and background checks required
  • Experience with recertifications a plus

Physical Demands & Work Environment

  • Regularly required to move around the building or site
  • May require travel dependent on business needs
  • Must work under deadlines and meet them consistently
  • Frequently moves equipment weighing up to 50 pounds across the site
  • Constantly works in outdoor weather conditions
  • Occasionally moves about inside the office to access file cabinets, office machinery, etc.
