Community Manager

About the role
The Community Manager has full on-site day-to-day responsibility for all property (community) management activities and functions. This role ensures properties are maintained in good physical condition with stable fiscal operations, providing residents a clean and well-maintained community. The Community Manager oversees all phases of property operations, including leadership of staff, budget preparation, property maintenance, leasing, financial reporting, resident relations, and asset control.
Responsibilities
- Manage, direct, train, and ensure the safety of all employees assigned to the property.
- Assess critical or emergency situations, make sound business judgments, and respond when management support is unavailable.
- Hire, train, evaluate, and discipline staff in accordance with company policy, including recommending salary increases and handling terminations.
- Establish schedules and assign staff for office, routine, and emergency work, including approving paid and unpaid time off.
- Train staff in safe operating procedures and report accidents or emergencies to appropriate personnel.
- Design and execute marketing campaigns for leasing rental units, including promotions, property tours, and lease signings.
- Prepare, process, modify, and sign lease agreements and related forms.
- Maintain knowledge of competition and market conditions, adjusting business and marketing models to remain competitive and compliant with laws.
- Ensure resident compliance with eligibility requirements and address non-compliance swiftly.
- Assist in preparing and implementing the annual budget, maintaining accurate financial records, including payroll, bank deposits, and cash accounts.
- Maintain vacancy reports as required by corporate, investors, and monitoring agencies.
- Supervise outside contractors, perform physical needs assessments, negotiate contracts, and ensure work is completed on time.
- Direct staff regarding move-in/out and agency inspections.
- Engage with residents, resident organizations, and service providers to address issues and maintain positive relations.
- Comply with all company accounting, operations, and policy directives.
- Inspect property regularly, record deficiencies, and take corrective actions according to company guidelines.
- Obtain required certifications or licenses within the first year of employment and remain compliant with all relevant laws and policies.
- Perform other duties as assigned.
Qualifications
- Two or more years of experience in multi-family residential property management, preferably with direct supervision of employees.
- Multi-family residential leasing experience required.
- Accredited Resident Manager or similar designation preferred.
- Accounting, financial, or administrative background preferred.
- Tax Credit, Section 8, and/or public housing experience preferred.
- High school diploma or equivalent required; two or more years of college preferred.
- Required certifications or licenses preferred, or ability to obtain within one year.
Skills
- Professional appearance and conflict resolution skills.
- Excellent organizational skills with attention to detail and accurate financial record-keeping.
- Valid driver’s license, driving record, and vehicle (exceptions may apply).
Working Conditions
- Primarily an office environment, with frequent interaction in resident units, property inspections, and multi-story facilities (including stairs).
- Exposure to cleaning solvents, paint fumes, and landscaping chemicals may occur.
- Evening and weekend work may be required, including on-call response for emergencies.
Pay
Salary range: $52,000 annually. Individual pay is determined by work location and factors such as job-related skills, experience, and relevant education or training.
