About the role
We are seeking a full-time Property Manager to oversee all property operations, ensuring the effective management of personnel, activities, and resources to meet property objectives set by the Regional Manager. Key goals include maximizing occupancy levels and property values.
Responsibilities
- Conduct all business in compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant laws.
- Assist the Regional Manager in formulating annual budgets and ensure adherence to budget guidelines.
- Ensure timely collection and posting of rents, and make daily bank deposits reported to the corporate office.
- Perform evictions, utility cut-offs, and landlord liens for delinquent rents as required.
- Manage vendor/contractor communications, including work scheduling, billings, and certificates of insurance; approve and submit invoices for payment.
- Train, motivate, supervise, hire, and terminate on-site staff in collaboration with the Regional Manager to meet operational goals, including new employee onboarding, performance reviews, and timesheet approvals.
- Provide ongoing training for office staff on leasing paperwork, workplace safety, and other daily needs.
- Ensure lease files are complete and leases are executed properly.
- Maintain office and model apartments in optimal condition, ensuring the office opens on schedule.
- Attend semi-annual corporate management meetings.
- Maintain daily, weekly, and monthly records of management activities and submit required reports to the corporate office.
- Foster a positive customer service attitude and conduct periodic move-in/move-out inspections with residents.
- Review notices to vacate to determine move-out causes and implement policies to maintain resident communications (e.g., complaints, service requests).
- Conduct regular property inspections, verify the condition of vacant apartments, and update vacancy status boards.
- Coordinate with maintenance and make-ready staff to ensure timely reconditioning of apartments after move-out.
- Monitor and schedule all maintenance activities.
- Conduct monthly market surveys, provide trend reports, and stay informed about neighborhood market conditions.
- Welcome and show property to prospective residents, handle incoming calls, and complete necessary paperwork.
- Stay updated on market and industry conditions through trade publications and professional organizations.
- Report all liability and property incidents to the corporate office immediately and ensure proper handling of workers' compensation claims.
- Complete safety checklists with maintenance staff.
- Perform additional duties as assigned by the Regional Manager.
Requirements
- High School Diploma or equivalent (college degree or coursework desirable).
- Prior property management experience preferred.
- Certified Apartment Manager (CAM) certification preferred but not required.
- Strong customer service and sales skills.
- Ability to work in a fast-paced, customer service-oriented environment.
- Proficiency with computer systems, web applications, and software.
- Ability to perform duties under pressure and meet deadlines.
- Team-oriented while capable of working independently.
- High degree of flexibility and ability to work independently.
- Excellent organizational, presentation, interpersonal, written, and oral communication skills.
- Proven ability to engage quickly with individuals in an outgoing, friendly manner and build relationships with business leaders.
