About the role

Community Manager roles at large, vertically integrated operators like Cortland carry more weight than the title suggests. You're not just keeping the lights on and resolving noise complaints. You're running a multimillion-dollar asset, managing a team, and hitting NOI targets that matter to investors.

This role spans the full operational picture: leasing performance, financial oversight, team development, resident satisfaction, and vendor management. You'll own the budget, monitor KPIs, and work directly with corporate partners and centralized support teams to keep the community performing.

Cortland operates with in-house design, construction, and property management under one roof, which means onsite managers tend to have more corporate support than you'd find at a third-party fee management shop. That structural difference also means more stakeholders to align with, and the expectation for disciplined execution is high.

Responsibilities

  • Set leasing goals and coach the team on conversion while collaborating with marketing on campaigns and social presence
  • Manage expenses, interpret community metrics, and make decisions that protect and grow NOI
  • Conduct property inspections, maintain vendor relationships, negotiate contracts, and handle escalated resident concerns
  • Own the budget and monitor KPIs in partnership with corporate and centralized support teams

Requirements

  • At least two years leading a sales-driven team in a high-velocity environment (multifamily, hospitality, luxury retail, or similar)
  • Track record on occupancy, revenue, and NOI with numbers to back it up
  • Experience with property management software, CRM tools, and Microsoft Office
  • Strong financial acumen: budgeting, forecasting, expense control
  • Ability to coach and develop a team, not just manage tasks
  • Comfort analyzing data and using it to make decisions, not just reporting
  • High school diploma required; bachelor's degree preferred

A few honest notes

Community Manager positions at Class A properties like Cortland's come with real pressure. Occupancy targets don't pause for staffing gaps or difficult residents. Escalated situations land on your desk because your team couldn't resolve them. Budget reviews happen whether the month went well or not. None of that is unique to Cortland, but it's the reality of the role, and candidates who've managed a property before already know it.

What separates strong candidates here is financial fluency paired with genuine coaching instincts. Plenty of managers can read a T-12 or run a leasing report. Fewer can pull a struggling leasing consultant through a tough stretch and come out the other side with a better performer. Cortland's model relies on onsite leaders who can do both, because the corporate infrastructure exists to support good operators, not to carry weak ones.

For the right person, this role is a clear path toward multi-site or regional oversight. Cortland's scale means those opportunities exist internally, and Community Managers who consistently hit their numbers tend to move up.
