Community Manager
About the role
Havenpark Communities was founded on the mission of creating caring communities for both residents and employees. With a portfolio of 100+ communities and more than 30,000 homesites across the U.S., Havenpark acquires, improves, and operates manufactured home communities. The company’s culture is guided by five core values: Respect, Grit, Collaboration, Stewardship, and Boldness.
This role is closer to running a small business than managing a property. You will lead a small on-site team and run the full operation of a community of 798 homes: the budget, collections, leasing and occupancy, vendor relationships, and the daily experience of the families who live there. You will have real decision-making authority, own the results, and see your impact directly in the community.
Responsibilities
- Manage collections, including difficult conversations handled respectfully and in full compliance with the law
- Drive occupancy and leasing; oversee the resident home-sale (FSBO) process and approve incoming applicants
- At Selling Community Manager communities: personally sell a limited number of homes and earn commission on each sale
- Manage contractors for landscaping, maintenance, and home rehabs; set quality standards
- Lead a small on-site team through busy and slow seasons
- Serve as the primary point of contact for residents — from move-in through challenges
- Own community financial performance: budget, expense management, and net operating income
- Ensure accurate billing, on-time rent, and all legal notices executed in compliance with state law and Fair Housing standards
- Oversee vendor and contractor relationships across landscaping, maintenance, and home rehabs
- Maintain curb appeal, amenities, safety standards, and deliver capital projects on time and on budget
- Resolve resident issues with urgency and care; earn renewals and foster a community people are proud to call home
What this role asks of you
This is a demanding job, described clearly to avoid surprises. You will have difficult conversations about money, sometimes with people in genuinely hard circumstances. Evictions — pursued rarely, lawfully, and with dignity — are part of the role and are never easy. The community does not fully pause on weekends, and neither will your sense of responsibility for it. Most departures from this role happen in the first six months, usually because the demands were a surprise. If this description reads as a challenge worth taking, Havenpark wants to meet you.

- Experience running an operation: a business, a store, a crew, or a budget

Property management experience is welcome but not required. A college degree is not required. If your background isn’t listed but the work described sounds like you, apply anyway — the list describes common paths, not requirements.
