Description
Envolve Client Services Group is seeking a Full-Time Community Manager to join the team at Historic Griffin Square Apartments in Knoxville, Tennessee. The position involves lease-up of the new property and includes responsibilities such as managing staff, leasing activities, market analysis, resident relations, and budget management.
Essential Duties and Responsibilities
- Manage and direct on-site staff
- Lead leasing and marketing activities
- Lead market analysis
- Manage resident relations and achieve high levels of resident retention
- Implement cost control strategies to maximize net operating income
- Develop and manage yearly operating and capital budgets
- Coordinate and supervise resident improvement and capital projects
- Maintain strict adherence to fair housing laws
- Communicate with site staff and ensure compliance with personnel policies
- Oversee property maintenance staff to ensure units/space conditions are in market-ready condition
- Perform regular inspections and recommend necessary maintenance projects
- Bid, negotiate, and manage vendor service contracts and one-time projects
- Train and mentor office staff to maximize rental income and results in high occupancy
- Ensure property compliance with applicable affordable housing programs
- Provide reports as required
Education and Work Experience Requirements
- High school diploma or equivalent, some college preferred
- Minimum of 3 years as a Community Manager or Assistant Community Manager required or equivalent management experience
- Valid Drivers license
- HCCP Certification preferred
Specific Job Knowledge, Skills, and Abilities
- Strong financial management skills, including budgeting, forecasting, and cost control
- Solid multi-tasking and deadline meeting abilities
- Professional communication skills with co-workers, residents, vendors, and corporate staff
- Proficiency with Microsoft Office (Excel, Word, and Outlook)
- Experience with Yardi preferred
- Willingness and ability to work weekends and holidays when required
- Able to travel for training and occasional business meetings
