About the role

Asset Living is a third‑party management firm with decades of experience managing multifamily, single‑family, affordable housing, build‑to‑rent, active adult, and student housing communities nationwide. As a Community Manager you will oversee all operations of a housing community under the supervision of a Regional Manager, leading personnel, leasing, maintenance, financial, administration and risk management to ensure compliance with company policies, safety, fair housing guidelines and liability concerns.

Responsibilities

  • Personnel Management: ensure regular/daily onsite attendance; screen, hire, train, coach and develop on‑site staff using consistent techniques and company directives; maintain staff effectiveness through ongoing training, coaching, counseling and guidance per Asset benchmarks; prepare weekly/daily office and maintenance staff schedules; address performance problems, document, communicate with supervisor and HR, and terminate appropriately when necessary; promote harmony and quality job performance through supportive leadership; ensure staff compliance with company policies and procedures.
  • Financial Management: achieve highest possible net operating income via cost control and revenue/leasing improvements; identify trends and recommend strategies; develop yearly operating budgets/forecasts; monitor timely receipt, reconciliation and deposit of rent and charges; monitor timely receipt, reconciliation and coding of vendor invoices; ensure property closeout completed on time and ownership financial reports are accurate.
  • Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems; ensure staff leasing techniques are effective for closure, follow‑up, lease signing/documentation and reporting; handle resident complaints, concerns and requests to maintain satisfaction; develop and implement resident retention programs (functions, promotions, newsletters, etc.); effectively show, lease and move in prospective residents.
  • Administrative & Maintenance Management: ensure accurate, complete and timely administrative and leasing reporting; lead emergency response team for the property per company guidelines to minimize liability; monitor customer service and maintenance request turnaround; maintain property appearance through regular inspections and timely repairs; plan and utilize property resources economically (obtain bids, manage supplies); direct and monitor maintenance, construction and rehabilitation activities for quality and expediency (e.g., walk units to verify make‑ready and work order completion).

Requirements

  • Education/Experience: High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Technical Skills: Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Knowledge: Basic understanding of Fair Housing Laws and OSHA requirements.
  • Physical Requirements: Regularly required to communicate with others; perform repetitive motions with wrists, hands/fingers; assess work accuracy; work overtime, weekends and night hours for emergencies; frequently remain stationary (standing/sitting) for prolonged periods; move about
