Responsibilities

  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff.
    • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
    • Complete weekly/daily office and maintenance staff schedules and assignments.
    • Deal effectively with performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary.
    • Promote harmony and quality job performance through support and effective leadership.
    • Ensure staff compliance with Company policies and procedures.
  • Financial Management
    • Achieve the highest possible net operating income through effective cost control, revenue, and leasing improvement; identify trends and recommend strategies.
    • Develop yearly operating budgets/forecasts.
    • Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
    • Monitor timely receipt, reconciliation, and coding of all vendor invoices.
    • Ensure property closeout is completed on time and ownership financial reports are accurate.
  • Strategic Leasing Management
    • Develop yearly marketing plans and utilize marketing strategies and systems.
    • Ensure effective staff leasing techniques, follow-up procedures, lease signing/documentation, and accurate reporting.
    • Address resident complaints, concerns, and requests to ensure resident satisfaction.
    • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).
    • Effectively show, lease, and move in prospective residents.
  • Administrative & Maintenance Management
    • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time.
    • Head the emergency team for the property; ensure proper response and handling of all emergencies within company guidelines.
    • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
    • Maintain property appearance and ensure timely completion of repairs through regular inspections.
    • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids from vendors).
    • Give direction to and monitor maintenance, construction, and rehabilitation activities for quality and expediency.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Must have reliable transportation due to emergency on-call requirements.

Physical Requirements

  • Regularly required to communicate, exchange information, and repeat motions involving wrists, hands, and/or fingers.
  • Frequently required to remain stationary (standing or sitting) for prolonged periods, move about to accomplish tasks, or move between worksites.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, or ramps; work in tight or confined spaces; reach, adjust, or move objects up to 25 lbs; operate machinery or power tools; operate motor vehicles or golf carts.
  • May be exposed to hazardous chemicals, extreme temperatures, outdoor elements, or small/enclosed spaces.
  • Must be able to work overtime, weekends, and night hours (emergencies).

Pay

Salary Range: $70,000 per year to $72,000 per year. At Asset Living, compensation decisions consider skill set, background, training, and certifications. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission/performance bonuses when applicable. Full-time employees also receive paid sick days and company holidays.
