Community Manager

About the Role

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. This role manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, the Community Manager ensures compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Responsibilities

• Personnel Management:
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Complete weekly/daily office and maintenance staff schedules and assignments.
  • Address performance issues effectively, document adequately, and communicate with direct supervisor and HR.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
• Financial Management:
  • Achieve the highest possible net operating income through cost control and revenue improvement.
  • Develop yearly operating budgets/forecasts.
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
  • Ensure timely receipt, reconciliation, and coding of vendor invoices.
  • Complete property closeout on time and ensure accurate ownership financial reports.
• Strategic Leasing Management:
  • Develop and implement yearly marketing plans and strategies.
  • Ensure effective leasing techniques, follow-up procedures, and accurate reporting systems.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs.
• Administrative & Maintenance Management:
  • Ensure accurate and timely administrative and leasing reporting.
  • Lead the emergency response team for the property.
  • Manage customer service and monitor maintenance request responsiveness.
  • Maintain property appearance and ensure timely repairs.
  • Plan and utilize property resources economically.
  • Oversee maintenance, construction, and rehabilitation activities.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred.
• Four years of experience in the housing industry, or one to two years of related experience and/or training.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Basic computer skills and proficiency in on-site software functions.
• Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

The role requires regular communication, repetitive motions, prolonged standing or sitting, and the ability to move about to accomplish tasks. Occasionally, the employee must ascend/descend ladders, work in tight spaces, lift up to 25 lbs., operate machinery, and work in various outdoor conditions. Exposure to hazardous chemicals may occur.

License/Equipment

Must have reliable transportation due to the emergency on-call requirement.

Pay

Salary Range: $55,000 per year to $60,000 per year
