About the Role

The Community Assistant supports property management in leasing and selling the property to prospective residents and parents, while enhancing the living experience for current residents through excellent customer service and adherence to American Campus Basic Operating Standards and Systems (BOSS). This position requires enrollment in a degree or certificate program from an accredited college or university.

Responsibilities

  • Leasing and Marketing
    • Conduct leasing tours, answer phone calls, and process online inquiries.
    • Complete guest cards for each prospective resident contact (phone or in-person).
    • Enter prospective resident information into Salesforce accurately and promptly.
    • Participate in orientation marketing, housing fairs, open houses, and social media initiatives.
    • Assist with renewal marketing campaigns, including events.
    • Support off-site marketing efforts on campus, in the community, and at special events.
    • Plan and execute social media strategies, creating and publishing content.
    • Engage with resident communities and target audiences.
    • Project a favorable community image to achieve property objectives and public recognition.
  • Basic Operating Standards and Systems
    • Cleanliness
      • Wear appropriate attire as outlined by ACC standards.
      • Survey common areas regularly for cleanliness, appearance, and functionality.
      • Report life safety hazards or maintenance concerns immediately.
    • Community
      • Serve as a resource for residents and parents regarding the property, university, and community.
      • Participate in and promote ACC programming and initiatives.
      • Document and respond to lease violations or illegal resident behaviors.
      • Enforce community safety, emergency, and fire evacuation policies.
      • Mediate conflicts and foster a respectful living community.
    • Customer Service
      • Maintain a welcoming and professional attitude with all customers.
      • Act as a resource for customer service concerns.
      • Assist with after-hours maintenance emergencies.
  • Team Collaboration
    • Prioritize availability for scheduling, including evenings, weekends, and holidays.
    • Attend and contribute to weekly staff meetings and special/emergency meetings.
    • Participate in staff training and orientation (may include evenings/weekends).
    • Assist in recruiting, selecting, and training new staff members.
    • Maintain a professional and positive attitude in work relationships.
  • Administrative Tasks
    • Complete room/apartment inventories, key checks, and common area inventories.
    • Submit required reports accurately and on time.
    • Distribute approved materials and messages promptly.
    • Facilitate the Community Service Survey.
    • Conduct student census as needed.
  • Turn, Move-In, and Move-Out Processes
    • Work extended hours or multiple days in a row during Turn, Move-In, and Move-Out.
    • Prepare and administer Turn, Move-In, and Move-Out processes.
    • Assist in unit make-ready: removing trash, documenting damages, cleaning, painting, assembling/moving furniture, and minor repairs.
    • Maintain grounds, clubhouse, office, and common areas (e.g., picking up trash, cleaning, basic landscaping).
    • Escort vendors throughout the community as directed.
  • Additional Duties
    • Serve as an American Campus representative and liaison in all interactions.
    • Comply with the Photo, Video, and Voice Recording Policy for training/quality control.

Requirements

  • Enrollment in a degree or certificate program from an accredited college or university.
  • Availability to work assigned office and on-call shifts, including weekdays, weekends, evenings, and holidays.
  • Periodic availability for evening and weekend events.
