Community Assistant

The Quarters Manhattan is a garden-style student housing community in Manhattan, Kansas, designed to serve students attending Kansas State University. The 228-unit, 696-bed community offers 2 and 4-bedroom units with amenities including a newly renovated clubhouse, community lounge, fitness center, and resort-style swimming pool.
About the role
The Community Assistant is primarily responsible for generating new leases and renewals through peer engagement, providing exceptional customer service, and supporting day-to-day office operations. This individual will act as the first point of contact for prospective residents, conduct tours, and represent the property both on and off campus.
Responsibilities
- Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
- Maintain exceptional curb appeal and take pride in the property grounds, amenities, and common areas.
- Regularly walk and maintain the tour path, model unit, and amenity spaces.
- Serve as the first point of contact for prospective residents and community inquiries.
- Conduct property and unit tours, present leasing options, and answer questions about community features and amenities.
- Maintain consistent follow-up communication with prospects via phone, text, and email within property management systems to maximize conversions.
- Drive leasing traffic through on-campus outreach and peer networking.
- Participate in the planning and execution of resident events, move-ins, and community activities.
- Support lockouts for residents after hours, when assigned.
- Act as a property ambassador both on and off campus, promoting the community in a positive and professional manner.
- Provide first-level support and resolution for prospects, residents, and guarantors.
- Clean the model unit, clubhouse, and other amenity spaces as assigned.
- Process, organize, and distribute resident packages as assigned.
- Attend regularly scheduled team and 1:1 meetings to stay up to date on general property operations.
- Assist in the annual unit turnover and help execute move-in/move-out procedures.
- Work the entirety of the turnover period, including nights and weekends as scheduled.
- Open and close the office, clubhouse, and model unit as assigned, following property standards and procedures.
- Maintain a professional appearance and adhere to the company dress code at all times.
Requirements
- High school diploma or equivalent required.
- One or more years of experience working in customer service, sales, or retail industry is preferred.
- Current enrollment at the local university and status as a current/future resident is highly preferred.
- Pass a criminal background check.
- Ability to work extended hours during the turnover period, including nights and weekends.
- Must be available to consistently work a minimum of 12 hours per week between 9:00am – 6:00pm. Weekday and weekend shifts will be required.

Pay
$12.00 per hour plus commission potential.
Schedule
- Part-time position, not to exceed 29.5 hours per week.
- Rotating nights and weekends are required and may vary based on property needs.
- This role is based fully in-office and requires onsite presence.
