Position Summary
We are seeking an experienced and highly organized Commercial Real Estate Property Manager to oversee the daily operations of a multi-state portfolio of retail and industrial properties across Colorado, Arizona, Texas, and Utah.
Key Responsibilities
- Oversee the day-to-day management of a portfolio of retail and industrial properties.
- Ensure properties are maintained to high operational standards through regular inspections and preventative maintenance.
- Coincide with vendor relationships, negotiate service contracts, and ensure compliance with insurance and contractual requirements.
- Prepare and manage annual operating and capital budgets.
- Maintain financial performance, approve invoices, review expenses, and support CAM reconciliations.
- Partner with the accounting team on tenant billing, financial reporting, forecasting, and collections.
- Serve as the primary point of contact for tenants and maintain positive tenant relationships.
- Administer commercial leases, ensuring compliance with lease terms, including NNN and CAM provisions.
- Coincide with tenant move-ins, move-outs, expansions, renewals, and resolve tenant issues promptly.
- Ensure compliance with applicable local, state, and federal regulations while maintaining property safety standards.
- Manage insurance claims and incident reporting as needed.
- Prepare monthly reports summarizing operational, leasing, and financial performance, and provide recommendations to improve asset performance.
Qualifications
- 5+ years of commercial property management experience.
- Experience managing retail and/or industrial portfolios.
- Strong knowledge of commercial leases, including NNN, CAM, and operating expenses.
- Proficiency with property management software (Yardi, AppFolio, MRI, or similar).
- Advanced Microsoft Excel and financial reporting skills.
- Ability to travel approximately 15-25%.
Preferred Experience
- Managing multi-state property portfolios.
- CPM®, RPA®, or CCIM designation (or progress toward certification).
- Experience working with third-party ownership groups or private equity real estate.
- Experience overseeing capital improvement projects and construction coordination.
