Essential Job Duties

  • Aid in establishing positive relationships with the owner by being proactive and responsive to their needs and requests.
  • Collaborate with senior management to understand and align with the client's goals and objectives for real estate asset performance.
  • Develop and implement recommendations to position the property to maximize value according to the owner's objectives.
  • Create and update services offered by the company to exceed client expectations.
  • Develop and implement staffing plans and job descriptions for assigned sites, promoting ongoing education for all on-site personnel.
  • Prepare and present the annual operating budget and monthly financial reports.
  • Review and approve annual lease reconciliations and estimates.
  • Set goals and objectives for on-site staff to meet set goals and objectives efficiently.
  • Prepare employee evaluations and make recommendations for promotions and compensation.
  • Create a resource plan with overall accountability for project completion, meeting customer requirements, within budget and schedule constraints.
  • Review and approve lease abstracts and final document outputs.
  • Assess and approve specifications for service contracts and select and award contract services.
  • Review and supervise all accounting output prepared by the accounting department.
  • Perform weekly site visits to review policies and procedures, personnel performance, and approve invoices requiring signature.
  • Conduct quarterly inspections of all properties within the portfolio.
  • Engage in short- and long-range planning for all properties assigned.
  • Maintain compliance with fire, life safety, and other safety programs under the Environmental Health and Safety Act.
  • Present input to proposal efforts with senior management.
  • Work closely with management to ensure the property(s) operates as a profit center or controls expenses for ownership.
  • Conduct market surveys, recommend pricing, develop marketing programs, and build rapport with brokers to support leasing objectives.

Skills, Education And Experience

  • Bachelor’s degree in business or related field.
  • RPA and CCIM or CPM certification required.
  • Minimum of 5+ years’ experience in property operations.
  • Commercial real estate experience preferred.
  • Knowledge in all aspects of business including leasing and construction management.
  • Must have been responsible for a portfolio of three or more projects with direct reports.
  • Valid real estate license in states that require it.
