Commercial Mortgage Banker / Producer
About the role
The Commercial Mortgage Banker / Producer at Colliers is responsible for originating, underwriting, and structuring commercial real estate debt transactions on behalf of Colliers clients. This role is production-focused, requiring direct client relationships, client development, lender/capital source relationship management, transaction execution, and consistent generation of origination fee revenue across commercial real estate asset classes.
Responsibilities
- Originate commercial mortgage banking assignments by developing and maintaining direct relationships with borrowers, sponsors, developers, investors, owners, and Colliers brokerage professionals.
- Source, structure, and place debt financing for stabilized, transitional, construction, bridge, and permanent commercial real estate transactions across major property types.
- Build and manage lender/capital source relationships across insurance cos., GSEs, banks, debt funds, CMBS, private capital providers, and other institutional capital sources.
- Lead borrower intake, underwriting review, capital strategy, lender outreach, term sheet negotiation, and transaction execution from engagement through closing.
- Create and manage a personal production pipeline on Colliers CRM, including new business development, active transaction pursuits, closed transaction volume, and revenue generation.
- Collaborate with Colliers brokerage, investment sales, valuation, property management, and capital markets teams to identify financing opportunities and support client relationships.
- Prepare and present financing proposals, lender packages, deal marketing materials, transaction summaries, and client-facing recommendations.
Requirements
- Bachelor’s Degree required; degree in finance, real estate, business, economics, accounting, or a related field preferred.
- 3-5 years of relevant commercial real estate finance, mortgage banking, capital markets, lending, or brokerage experience required.
- Demonstrated ability to originate new client relationships, source financing opportunities, and contribute to production revenue preferred.
- Strong business development, client relationship management, and transaction origination skills.
- Working knowledge of commercial real estate debt products, lender requirements, underwriting metrics, valuation concepts, and investment analysis.
- Ability to evaluate financing alternatives and communicate capital markets recommendations clearly to clients and stakeholders.
- Ability to manage multiple active pursuits and transactions through various stages of underwriting, lender review, negotiation, due diligence, and closing.
- Excellent written and verbal communication skills, including proposal writing, lender presentation, and client-facing negotiation.
- Proficient in Microsoft Office, including Excel, Word, PowerPoint, Outlook.
- Proficient with, or the ability to quickly learn and effectively leverage, AI-powered productivity tools (ex Microsoft Copilot, ChatGPT, or similar technologies) to enhance research, communication, workflow efficiency, and client service.
