Commercial Maintenance Technician

About the role
Work under limited supervision to maintain and enhance the functionality and appearance of our commercial properties. This role ensures buildings, systems, and equipment meet or exceed their rated life while providing excellent customer service to tenants and guests.
Salary Range: $25-$30 hourly (varies depending on experience and property location).
Responsibilities
- Notify senior team members of potential maintenance needs to minimize business interruption.
- Monitor and clean grounds daily, keeping parking lots, landscaping, and entries free of debris and presentable.
- Monitor, oversee, and inspect work performed by service contractors such as landscaping and delivery personnel.
- Perform assigned repairs, emergency, and preventative maintenance.
- Respond quickly to emergency situations, including nights, weekends, and holidays.
- Report low supplies to senior team members for replenishment.
- Change lightbulbs and ceiling tiles.
- Assist with fire and evacuation drills.
- Learn keying systems and enable access to electrical, telco, and penthouse areas.
- Perform weekly vacancy checks for lighting, cleanliness, blinds adjustment, heating & cooling, and identify leasing improvement opportunities.
- Maintain the Pavilion daily, including arranging and cleaning furniture, ensuring propane tanks are full, and posting event signage.
- Attend to ponds & fountains daily to check for debris, chemical levels, leaks, or malfunctions.
- Oversee extermination activities such as goose control and pest service calls.
- Water and maintain drains in floors, restrooms, and kitchen traps weekly.
- Test emergency light fixtures monthly.
- Plumb clogs as necessary and determine if repairs can be completed in-house or require outside service.
- Keep electrical, telecom, maintenance, janitorial, penthouse, and other closet areas organized and clean.
- Be on call one weekend every three weekends (Friday night to Monday morning) with paid overtime.
- Formulate and implement safety policies and procedures related to daily operations.
- Participate in safety, knowledge, and skills training.
- Assist senior team in coordination and oversight of construction projects, including tenant build-outs, R&M, and capital projects.
- Prioritize and maintain excellent customer service relationships with tenants and associates.
- Adhere to Company Policy, Safety Program, and Standard Operating Procedures.
- Perform other duties as assigned.
Requirements
- 2-3 years of commercial maintenance experience (preferred).
- Previous experience with HVAC systems.
- Ability to work with minimal supervision.
- Knowledge of general maintenance (e.g., electrical, plumbing, and appliance repair).
- Excellent communication (verbal and written) and customer service skills.
- Valid driver license and any other state-required licenses/certifications.
- Flexibility to work on-call and weekends as needed.
