FMM is a maintenance and construction company servicing both residential and commercial clients nationwide.
About the role
Responsible for maintaining, troubleshooting, and repairing—or arranging for repairs of—all building operating systems on site. The Technician will be assigned to multiple locations and must be available for after-hours emergency calls.
Responsibilities
- Perform all preventive maintenance, necessary maintenance, and minor repairs to buildings’ mechanical, electrical, HVAC, and plumbing systems.
- Apply working knowledge of mechanical, electrical, HVAC, plumbing, life-safety, fire-protection, and security systems to ensure proper operation.
- Act promptly on any conditions that are out of the ordinary.
- Conduct periodic general preventive maintenance on mechanical, electrical, HVAC, and plumbing systems, including lubrication, adjustment, cleaning, replacement of consumable parts (filters, indicator lights, etc.), and periodic testing of equipment.
- Handle general building maintenance as needed.
- Respond to requests in safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work-order systems.
- Prepare and maintain maintenance logs and records; familiarity with preventive-maintenance and work-order software systems.
- Coordinate contractor, tenant, and management approvals for work orders that require outside contractors; maintain log of work-order details.
- Perform all assigned work to ensure the safety of building occupants and continuous operation.
- Follow all written operating procedures associated with the site.
- Maintain organized files.
Skills
- Basic electrical: change wall receptacles, replace light bulbs/switches, find lighting circuits, reset breakers.
- Light carpentry: replace trim boards, wall studs, flooring.
- Sheetrock: replace drywall, tape, float, and finish texture.
- Light plumbing: replace under-sink plumbing, install faucets and water heaters, fix leaks, replace spigots.
- Basic HVAC: troubleshoot, perform preventive maintenance, change air filters.
- Door repairs: install/adjust door closers, replace hinges, handles, deadbolts.
- Leak repairs: find and repair leaks in windows, doors, metal roofs, shingle roofs.
- Painting: walls, ceilings, doors, trim.
- Exceptional customer service.
- Time management and ability to prioritize multiple projects.
- Proficient in computer, text, and email.
Qualifications
- High school diploma or equivalent.
- Five years of previous experience in maintenance or related field.
- Ability to handle multiple projects and make decisions aligned with FMM’s core values: Quality, Teamwork, Integrity, Safety, and Versatility.
Physical Requirements
- Must be able to lift up to 15 pounds at a time.
- Ability to pass a Fit-for-Duty screening.
