About the role

Northern Wolves Inc. is seeking a Commercial HVAC Project Manager to lead fast-track Manhattan developments. This position is based in Brooklyn, NY, with daily site work in Manhattan, and offers a salary range of $120,000 to $150,000 per year, plus an End-of-Year Performance Bonus.

The project scope includes high-rise office fit-outs, retail spaces, medical facilities, and new construction. Mandatory licenses and certifications include OSHA 30-Hour Construction Safety and NYC Site Safety Training (SST) 62-Hour Card.

Responsibilities

  • Manage multiple Manhattan commercial HVAC projects simultaneously from initial award to final closeout.
  • Oversee project budgets, forecasts, and margins while delivering weekly financial reports to company leadership.
  • Drive daily site coordination with field foremen, sub-contractors, and top-tier NYC General Contractors.
  • Expedite submittals, RFIs, and engineering design revisions to prevent critical schedule delays.
  • Negotiate and capture all legitimate scope adjustments to maintain targeted project profitability.
  • Prepare monthly AIA pay applications and enforce field compliance with NYC safety regulations.

Requirements

  • Minimum 7-10 years of experience managing commercial HVAC projects specifically within Manhattan.
  • Demonstrated history managing office fit-outs, retail spaces, medical facilities, or new construction.
  • Proven track record working with major NYC General Contractors on fast-paced projects.
  • Deep knowledge of mechanical systems including WSHP, VRF, RTU, DOAS, VAV, and control integration.
  • Comprehensive command of project buyout, RFIs, change orders, AIA billing, and closeouts.

Preferred Qualifications

  • Bachelor's degree in Mechanical Engineering or Construction Management.
  • Prior experience estimating commercial HVAC projects.
  • Established professional relationships with Manhattan GCs, engineering firms, and equipment reps.
  • Active EPA 608 Universal Certification.
  • Bilingual proficiency in English and Spanish or Russian.
