About the role
The Superintendent provides field supervision for projects and ensures that the project is built in conformity with established quality standards in a timely and cost efficient manner.
Responsibilities
- Makes decisions on routine matters, provides recommendations to supervisor and refers all exceptions to supervisors.
- Attends meetings with the Owner and/or Architect & Engineer as requested by the Project Manager.
- Attends all project organization meetings including assignments for project staff.
- Conducts weekly meeting with the Subcontractor foremen to review job progress, safety issues, and competency of field employees.
- Writes a report covering the details of this meeting and submits to the Project Manager.
- Completes Subcontractor and Supplier evaluations in a timely manner as requested.
- Evaluates the Project Manager in a timely basis in accordance with Company procedure.
- Establishes, monitors and enforces the security of the Job Site.
- Maintains daily communications with the Project Manager to assure the timely passing of critical information.
- Promptly notifies the Safety Consultant, Controller, General Superintendent and Project Manager, in accordance with established procedures, of any accidents.
- Provides written Daily Reports to the Project Manager with accurate and detailed information.
- Ensures that required inspections occur to verify the quality of work performed on the Job Sites and that inspections are timely.
- Promptly, notifies the Project Manager of any problems that arise that will have an impact on price or completion.
- Ensures that all Company safety policies, rules, and regulations are followed and enforced.
- Includes Weekly Safety Reports, assessments and Toolbox Talks.
- Remains current with industry trends, changes in installation procedures and governmental codes.
- Checks all contractor reports submitted to the Superintendent for accuracy and completeness; coordinates paper flow and maintains records as appropriate to the project.
- Using the Drawings, Specifications, Subcontractor Agreements, Purchase Orders and other applicable documents, resolves any conflicts that arise relative to Scope of Work.
- If a change in Scope of Work occurs, completes the necessary documentation and promptly advises the Project Manager.
- Attends Company Superintendent’s Meetings.
- Completes and submits time sheets weekly.
- Responsible for the tracking and reporting of self-performed productivity reports to accounting weekly.
- Accurately completes tool reporting log.
- Verifies that Contractors & Suppliers on site have current insurance and workers’ compensation certificates on file as required.
- Responsible for accurate coding and forwarding of delivery tickets to Accounting.
- Completes and submits Expense Reports monthly.
- Completes and submits a Two Week Man Power Look Ahead Schedule and Two Week Look Ahead Schedule to be submitted weekly.
- Participates in the investigation and solution of Owner complaints as necessary.
- Always informs the Project Manager of any complaint.
- Shuts down work at Job Sites because of safety hazards, both potential and actual.
- Inform the Project Manager on a regular basis on all issues, potential and actual, that can affect schedule, quality or cost.
- Completes and issues field changes and back charge reports.
- Performs any other task or duty as may be assigned by the General Superintendent.
- Ensures that employees reporting directly or indirectly to the Superintendent are accountable for tools, material and equipment.
- Expedites deliveries, material problems and shortages and informs the Project Manager of any item that will affect timely completion.
- Receives and ensures the secure handling, and storing of materials, tools, and equipment.
- Requests approval from the Project Manager and/or General Superintendent for overtime for direct hires or Subcontractors.
- Ensures that labor staffing is maintained at a sufficient level to meet the project schedule needs without undue reliance on excessive overtime.
- Assists WBC and/or subcontractor foreman in resolving any problems.
- Maintains cooperative working relationships with all Company employees.
- This includes "inter" and "intra" departmental employees.
- Also included are all Subcontractor, Owners, Architects, Suppliers, etc.
- Is alert to opportunities to change equipment, methods, processes and procedures that can benefit the Company and the overall project performance.
- Researches and develops these ideas with the Project Manager as may be appropriate.
- Ensures that direct hires (carpenters, laborers, etc.) are trained to perform their jobs adequately and safely including requirements of company Drug Free Workplace requirements.
- Advise the General Superintendent two (2) weeks in advance of any pending needs for direct hires.
- Cost codes all delivery & purchase tickets for items delivered to site.
- Submit these to the Accounting Department weekly.
- Keeps informed of the general employee morale and initiates whatever procedures are necessary to improve and maintain an acceptable level.
- In conjunction with the Project Manager, reviews budgets with actual costs on a weekly basis or as set forth by the project team at the Project Kickoff Meeting.
- Provides acceptable explanations on variations relating to labor and productivity and ensures that prompt remedial actions are taken as required.
Qualifications
- High school or GED from an accredited school system or program.
- 1-3 years field supervisory experience with a company comparable to Welty Building Company is preferred.
Skills & Abilities
- Knowledge of construction codes in the areas that Welty Building Co. Ltd. operates, and the types of materials that will meet or exceed those codes.
- Supervisory skills.
- Ability to work closely with diverse groups of people, including Company employees at all levels, owners, suppliers, subcontractors, architects and other outside professionals with whom the Company deals with on a regular basis.
- Knowledge of safety rules and regulations pertaining to the construction industry.
- Ability to effectively delegate specific tasks and/or duties to appropriate personnel and to monitor progress of the tasks and duties which have been delegated on an ongoing basis.
- Ability to establish, monitor and attain quality and service goals.
- Ability to motivate a varied work force.
- Ability to read blueprints and layouts, plans and specifications and establish resource allocation to optimize workflow and productivity.
- Ability to organize and schedule the project and the work force.
- Ability to produce various Project Reports and to compare planned to actual progress to meet construction schedules and productivity goals.
- Ability to work with Project Managers, Subcontractors, Owners and Architects and to suggest and resolve various issues as they may arise on a project.
