Responsible for all aspects of the Change of Occupancy Maintenance (COM) process, including accurate data input into the Company's system of record software, planning and scheduling of internal and contracted work, and seamless coordination with the property management team for resident move-outs and move-ins.
Responsibilities
- Schedules internal and contracted work associated with the COM process.
- Utilizes the system of record (Command Central/Yardi) software to accurately schedule and track all status, time, labor, and materials associated with the COM process.
- Creates purchase orders in accordance with HMC policy.
- Reviews and updates completed and planned work daily in Yardi; communicates adjusted timelines with internal and external leaders as required.
- Reviews all reports to ensure data entry accuracy and consistency with HMC policy; alerts management of any inconsistencies.
- Identifies inefficiencies in the COM process that delay timely resident move-ins or affect the quality of work performed by contractors or HMC employees.
- Understands and achieves performance and financial goals, including meeting Performance Incentive Fee Metrics for the COM process and Customer Service.
- Ensures availability of parts and materials to meet timelines.
- Performs the duties of the COM Manager in their absence and other assigned duties.
- Drives for the Company using either a Company vehicle or a personal/rental vehicle to conduct business more than 50% of the time.
Requirements
- High School Diploma or GED required.
- Associate's or Bachelor's Degree from an accredited college or university preferred.
- 1-3 years of Property Management experience with demonstrated proficiency in property management software (Yardi).
- Ability to develop comprehensive schedules that meet HMC goals and timelines; ensures adherence to those timelines.
- Understanding of and ability to follow HMC policies involving COM, Work Order, and Purchase Order processes.
- Expertise in identifying performance or scheduling issues through critical thinking and resolving them.
- Proficient in standard office software (MS Word, Excel, PowerPoint, email programs, internet browsers).
- Strong oral and written communication skills.
- Demonstrated ability to work in a team environment and establish strong working relationships with contractors, superiors, and peers.
- Detail-oriented with the ability to work within specified deadlines.
- Ability to present information and respond to questions from managers, clients, customers, and the public.
- Reliable attendance and punctuality.
- Basic understanding of safety practices.
- Daily use of technology platforms.
- Valid and in-state Driver's License required.
Pay
Hiring range for this position is $21.92 - $27.25 per hour, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries are determined based on geographic location, skills, education, licenses, certifications, and experience.
