About the Role
The Closer is responsible for preparing mortgage closing documents and ensuring all essential information is accurate. This role involves communicating with internal staff and settlement agents to resolve closing issues promptly. The position operates within Eastern and Central Standard Time Zone working hours to support the Midwest Region.
Responsibilities
- Understand and follow all closing procedures to comply with federal and state requirements.
- Check accuracy of all essential information provided at submission for closing.
- Communicate with loan officers, processing, and underwriting staff.
- Prepare accurate figures for monthly payments, escrows, prepaid interest, etc.
- Produce and organize all closing documents, including conventional, FHA, VA, and USDA loans.
- Review loan documents to ensure regulatory and compliance requirements are met.
- Prepare closing disclosure, ensure all fees are accurate on the final CD, balance wire with escrow/title, and review executed loan documents to provide funding authorization.
- Act as the point of contact from the time closing is requested through the loan’s shipment to an approved agency or purchase by the investor.
- Complete a loan review on every loan to ensure compliance with TRID disclosure and re-disclosure requirements, Fair Lending, Reg B, and other federal or state requirements.
- Maintain a closing pipeline, complete closing documents within 48 hours of request for refinance and 24 hours for purchase, deliver documents in advance of closing, adhere to wire cut-off times, work with branches to clear errors, and ensure timely delivery of complete closed loan files.
- Follow up on requests from post-closing, including providing corrected documents, post-consummation CD, and refunds to borrowers when applicable.
Requirements
- 5 years’ experience in preparing mortgage loan closing documents (preferred).
- Knowledge of multiple investors' closing policies and procedures.
- Knowledge of RESPA, TILA, Fair Lending, Flood, and state laws and regulations (preferred).
- Encompass experience (preferred).
- Proficient in Microsoft Office, including Word, Excel, Access, PowerPoint, and Outlook.
