Major Duties and Responsibilities

• Responds to all plant alarms and takes appropriate actions.
• Makes scheduled rounds of the building utility systems and maintains a logbook of the readings of the equipment.
• Monitors the DDC system and responds to DDC alarms (including those related to the fire alarm system).
• Monitors and repairs hot and cold domestic water systems, water filtration and treatment systems, fire pumps, and dry pipe suppression systems.
• Independently performs routine and uncomplicated maintenance work, repairs, and installation tasks.
• Assists various shops with preventive maintenance on building systems.
• Records and responds to service calls between 1700 and 0900.
• Responds to fire alarms, resets the fire system and interrelated DDC system if determined to be a false alarm.
• Records and responds to electrical power outages.
• Maintains and restarts commercial chiller units and boiler plants.
• Monitors and records levels of fuel tanks in emergency generators.
• Restores elevators to operational mode after an unscheduled shutdown.
• Extracts passengers from and inoperable elevators.
• Performs other duties as assigned.

Qualifications

• Must be 21 years of age or older.
• Completed journeyman training in either the electrical or mechanical (building systems) trades.
• Five years documented experience as a journeyman in one of the primary trades, plus semi-skilled experience in a secondary trade.
• Knowledge of reading electrical, plumbing, and mechanical schematics and drawings.
• Basic knowledge of English grammar and computers.
• Physical qualification to perform physical labor and lift 50 pounds without assistance.
• Top Secret security clearance and valid driver's license required.
• U.S. Citizen.
