About the role

The Chief Engineer oversees the maintenance of both the interior and exterior of the property. Key responsibilities include HVAC, refrigeration, and electrical engineering. They provide technical support and ensure compliance with current codes and standards.

Responsibilities

  • Provides office and building engineering support
  • Ensures technical competence and compliance with all current codes and criteria
  • Supervises all building repairs done by outside vendors
  • Maintains an operating environment to achieve a satisfactory level of resident service
  • Maintains an operating environment to achieve a satisfactory level of resident service as measured by formal and informal feedback and surveys

  • Performs routine maintenance of the building utilizing their maintenance staff in a leadership role
  • Develops and adheres to the preventative maintenance program for the community
  • Monitors all systems of the building and performs any and all basic repairs as needed
  • Demonstrates a routine and effective ability to adjust to changing circumstances
  • Responds to phone calls and correspondence in a timely, professional manner
  • Encourages maintenance staff to behave in a professional manner and comply with company's safety standards
  • Motivates staff to work as a team
  • Creates a maintenance report, which depicts an update on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations
  • Observes all safety standards and participates in the Company's efforts to provide a safe work environment
  • Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them
  • Organizes time effectively and successfully balances the competing demands of multiple projects
  • Keeps up to date equipment maintenance logs, inventory, and update preventative maintenance manual quarterly

Qualifications

  • High School Degree; preferred education; AA degree in industry
  • Three (3) to Five (5) years of experience as a Maintenance employee in a supervisory role in high-rise buildings
  • Must be HVAC Certified and/or have a comparable technical school certification
  • Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices
  • Able to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity
  • Proficient and have a working knowledge of Microsoft Word and Excel applications
  • Valid Florida driver’s license
