About the role

As a Capital Projects Painter, you will play a key role in maintaining the appearance and quality of our apartment communities throughout the Seattle portfolio. You will be responsible for interior and exterior painting, unit turns, drywall repair, surface preparation, and other cosmetic maintenance projects that contribute to the overall curb appeal and resident experience. This position requires strong attention to detail, the ability to work independently, and a commitment to delivering high-quality workmanship while meeting company timelines and safety standards. Travel between multiple apartment communities throughout the Seattle portfolio is required.

Responsibilities

  • Complete interior and exterior painting projects, including surface preparation, patching, priming, painting, and finishing.
  • Perform painting for apartment make-ready turns within established company timelines.
  • Complete drywall repairs, patching, texture matching, and operate texturing equipment as needed.
  • Paint occupied apartment homes, vacant units, leasing offices, clubhouses, hallways, and other common areas.
  • Perform paint touch-ups and cosmetic repairs to maintain the appearance of each community.
  • Inspect painted surfaces and identify areas requiring repair, maintenance, or repainting.
  • Safely operate painting equipment, including sprayers, texturing machines, ladders, and other required tools.
  • Maintain painting tools and equipment in clean, safe working condition.
  • Assist with additional capital improvement and maintenance projects as assigned.
  • Complete assigned projects accurately, efficiently, and within established deadlines.
  • Maintain accurate records of completed work and materials used.
  • Exercise good stewardship of company equipment and materials by minimizing waste and reporting equipment needs promptly.
  • Maintain regular attendance and demonstrate dependability in fulfilling assigned responsibilities.
  • Provide courteous, professional service when interacting with residents, vendors, and fellow team members.
  • Respect residents' homes by minimizing disruptions and maintaining a clean work area.
  • Respond to questions and concerns in a professional and service-oriented manner.
  • Work closely with Community Managers, Maintenance Supervisors, and maintenance team members to coordinate project priorities.
  • Communicate project status, material needs, and maintenance concerns to management.
  • Support team members with community maintenance needs to help achieve operational goals.
  • Follow all company policies, OSHA regulations, and established safety procedures.
  • Properly use personal protective equipment (PPE) and safely operate all painting equipment.
  • Handle, store, and dispose of paints, chemicals, and other materials according to safety guidelines.
  • Maintain a safe, clean, and organized work environment and promptly report safety hazards or equipment concerns.

Requirements

  • High school diploma or equivalent required.
  • Valid driver's license, current auto insurance, and reliable transportation required.
  • Minimum of 2 years of professional painting experience required, including surface preparation, interior and exterior painting, finishing, and color matching.
  • Experience in property management, multifamily housing, or a related field is preferred.
  • Proficiency in painting techniques, surface preparation, patching, texturing, and color matching.
  • Strong attention to detail and craftsmanship, with a commitment to delivering high-quality work.
  • Must provide and maintain personal painting tools, including brushes, rollers, a paint sprayer, and a ladder.
  • Excellent communication and interpersonal skills, with the ability to interact professionally with residents, vendors, and team members.
  • Demonstrated accountability, reliability, and strong time management skills, with the ability to prioritize projects and meet deadlines.
  • Working knowledge of OSHA safety standards and safe work practices related to painting and general construction.
  • Ability to work independently with minimal supervision while also contributing effectively as part of a collaborative team.

Physical Requirements

  • Ability to frequently walk apartment communities, including leasing offices, common areas, parking lots, and grounds.
  • Ability to climb stairs and navigate multi-story buildings while conducting routine property inspections.
  • Ability to stand, sit, bend, kneel, crouch, and reach for extended periods throughout the workday.
  • Ability to lift, carry, push, and pull equipment and supplies as needed, including lifting up to 50 pounds.
  • Ability to safely climb ladders when necessary.
  • Ability to drive between multiple community locations, sometimes on short notice.
  • Ability to work both indoors and outdoors in varying weather conditions, including heat, cold, rain, and other seasonal weather while performing painting and maintenance projects.
