About the role

ARCO is a premier, full-service design/build general contractor with more than 20 years of experience providing clients with complete project delivery throughout the United States. We are looking for a highly motivated Capital Improvements Project Manager with 2-5 years of experience in general commercial construction. The Project Manager has full responsibility for project performance and customer satisfaction, taking projects from concept to completion. Each Project Manager directly controls profit and performance for their projects and is actively involved in sales delivery.

Project Managers work primarily in an office-based environment while managing projects across the country, with opportunities to work directly with repeat clients and manage those accounts. ARCO provides frequent continued training on a bi-weekly, monthly, and quarterly basis.

Responsibilities

  • Take responsibility for all managerial and administrative aspects of a project, including estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, safety, and proposal preparation.
  • Work with the owner early in the process to facilitate the design/build process.
  • Ensure an accurate and complete estimate for the project is prepared. Collaborate with owners and the design team to develop preliminary concept drawings and the contract budget.
  • Participate in proposal meetings with the owner to review scope of work, discuss cost-reduction strategies, and provide value engineering considerations.
  • Execute the buyout process to award subcontractors.
  • Conduct weekly job site meetings with the client and subcontracting team.
  • Coordinate with the Superintendent to ensure safety, quality control, and progress schedule meetings.
  • Remain cost-conscious and aware of every aspect of the project at all times.
  • Communicate effectively with everyone involved in the project.

Requirements

  • BS in Engineering or Construction Management with a minimum 3.5 GPA.
  • 2-5 years of Tenant Improvement experience, including design/build.
  • Ability to make sound decisions under tight deadlines.
  • Ability to organize, plan, and manage multiple activities to accomplish desired results.
  • Commitment to quality by evaluating project-related processes, making necessary changes, and using customer input to drive improvements.
  • Act with integrity, supporting the company’s values and maintaining focus on meeting or exceeding customer expectations.

Skills

  • Proficiency using Word, Excel, Outlook, On-Screen Takeoff, Bluebeam, and Microsoft Project.
