About the role

Olympus Property has earned a reputation as one of the better operators to work for in multifamily, and their Business Manager role at Auburn Lakes in Spring, TX reflects what that actually looks like day to day. This is a full property management position where you own the financials, the team, and the resident experience at a luxury Class A community. Spring sits in the northwest Houston corridor, a submarket that's seen consistent population growth tied to the energy sector and corporate relocations along the Grand Parkway. Class A communities in this pocket compete hard on amenity quality and service reputation, which means occupancy and renewal performance here depends less on price concessions and more on execution. A Business Manager who understands that dynamic will approach resident retention and leasing programs differently than someone coming from a value-add or Class B background.

Responsibilities

  • Build annual business plans, manage to budget, and analyze monthly performance alongside your Regional Manager and Regional VP
  • Review T-12 trends, track NOI, and know why delinquency is moving in either direction before leadership asks
  • Move between office staff and maintenance, making sure the leasing team is sharp on sales and marketing execution while the maintenance team is keeping units market-ready and common areas in condition that reflects the property's positioning
  • Bid and negotiate vendor contracts
  • Conduct property inspections
  • Step in for resident events or emergencies when the schedule calls for it

Requirements

  • At least two years of direct multifamily property management experience, with luxury or Class A background preferred
  • Comfort with RealPage, Knock, or Onesite software

  • Availability for a full-time Monday through Friday schedule with flexibility for events and emergencies

The base pay range sits at $75,000 to $78,000 annually, with monthly commissions and quarterly and annual bonuses layered on top.
