Responsibilities

  • Acknowledge and respond to service requests by diagnosing and performing minor and routine maintenance/repair in a timely and professional manner.
  • Strive to complete all service requests daily and accurately documented, including parts, in work order system.
  • Ensure the performance of equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.
  • Responsible for all housekeeping functions and maintaining the professional appearances of equipment and maintenance spaces.
  • Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis.
  • Maintain the building lighting system, including element and ballast repairs or replacements.
  • Move furniture, fixtures and office partitions.
  • Repair locks, doors, hinges, furniture, and other miscellaneous items.
  • Repair and paint all types of surfaces, indoors and out.
  • Conduct monthly inspection of fire extinguishers and/or other life/safe inspections.
  • Perform various building maintenance duties as assigned by the property management.
  • Operate, maintain, and repair sanitary sewer systems, including sump pumps, basins, toilets, urinals, and piping.
  • Maintain and repair trash compactors, including electrical and hydraulic systems.
  • Maintain and repair kitchen equipment.
  • Complete or oversee the completion of preventative maintenance as assigned.
  • Maintain accurate records within preventative maintenance system.
  • Maintain all equipment as required per preventive maintenance programs, including life safety and security systems.

Requirements

  • 3–5 years related experience and/or training or equivalent combination of education and experience.
  • Keep updated and adhere to Company policies, standard operating procedures, Work Order and Preventative Maintenance System, Uniform Policies, Safety Handbook, etc.
  • Ability to lift 100 lbs. necessary for installation and removal of equipment.
  • Use only vendors with approved insurance requirements and initiate work with appropriate HPI contract.
  • Ability to work outside in all weather conditions, walk, talk, and/or hear regularly; stand, use hands to finger, handle or feel objects, tools, or controls, and stoop, kneel, crouch or crawl frequently; sit and reach with hands and arms occasionally; and adjust focus as needed.
  • Perform effective emergency maintenance (after hours) as required.
  • High School diploma or GED equivalent required.
  • Must obtain a minimum score of at least 75% on Maintenance Skills Exam.
  • Basic skills with Microsoft Office Outlook.
  • Excellent written and verbal communication skills; strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable, and courteous service to customers.
  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • Ability to read, analyze and interpret general business periodicals, professional journals, blueprints, schematics, technical procedures, or governmental regulations.
  • Ability to write repairs, business correspondence and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Exercise independent judgment within general policy guidelines.
  • Obtain EPA 608 Certification within six months.
  • Furnish current, valid driver’s license and proof of insurance meeting minimum state of Texas requirement.
  • If required to use own vehicle, remain compliant with applicable vehicular regulations including valid insurance and follow all company driving and safety requirements and procedures for transportation between properties.
  • If using company vehicle, must remain insurable through the company’s carrier while employed, in addition to meeting personal vehicle requirement.
  • Inform HR of any change in driving status throughout employment and provide updated copies of license and certificates upon renewal.
  • Participate in “on call” rotation with other team members; carry pager and/or phone and be prepared to work and service requests, including emergencies while on call.
  • Positive feedback from internal and external customer is a requirement of this role.
  • Participate in industry organizations to maintain and improve technical skills.
  • Attend internal safety and development training.
