Building Superintendent (Live-in)

Head maintenance technician for the community association, responsible for overall maintenance supervision of association buildings, including all building systems, utilities, security, fire prevention, and interior/exterior appurtenances and site improvements. Ensures all support and service align with the goals and objectives of management and the association.

Responsibilities

  • Regular attendance and punctuality
  • Maintain all mechanical, electrical, and plumbing systems
  • Perform seasonal operations (e.g., servicing HVAC systems, boilers) as outlined in the preventive maintenance program
  • Learn the location of all riser shut-off valves and create a written location chart; responsible for all shutdowns
  • Maintain a safe and secure environment throughout the building(s)
  • Supervise, train, and direct maintenance staff through work orders
  • Plan, monitor, and appraise job results; coach, counsel, and discipline employees
  • Assess repair needs and estimate time required; determine if professional assistance is needed
  • Monitor functions of service contractors and building repair/maintenance contractors
  • Inventory and acquire maintenance supplies
  • Maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises
  • Complete reports/work orders of repairs
  • On-call availability for emergencies and projects as assigned by the property manager (overtime pay when applicable)
  • Schedule and assign work responsibilities to meet shift requirements
  • Request materials, tools, and supplies needed for jobs
  • Administer preventive/reactive maintenance schedule
  • Record and evaluate preventive maintenance activities and programs
  • Oversee or participate in construction, installation, and preventive maintenance of equipment
  • Observe/evaluate corrective maintenance or repair on equipment
  • Orient and train employees to perform maintenance activities and tasks
  • Follow safety procedures and maintain a safe work environment
  • Perform maintenance, replacement, and repair in carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs (no permit required)
  • Properly utilize new equipment and follow safety procedures
  • Record and report all unusual and irregular conditions to the Community Manager
  • Maintain a cordial, professional manner when dealing with residents, contractors, and management
  • Ensure all equipment, supplies, and materials are in functional working condition and neatly organized
  • All other duties as directed by the Board of Directors/Trustees or Management

Requirements

  • High school diploma or equivalency preferred; technical background from university or vocational sources a plus
  • HVAC or other relevant training or certification may be required
  • Minimum 3–5 years of experience in building trades, repair and replacement maintenance, or handyman work
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades
  • Ability to operate tools and equipment related to facility maintenance
  • Proficient in Microsoft Outlook, Word, Excel, and PowerPoint

Physical Requirements

  • Involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, and carrying objects up to 100 lbs or more following safety procedures
  • Must be able to climb several flights of stairs if necessary
  • Must be able to sit and stand for extended periods
  • Must be able to communicate effectively on the phone and in person
  • Finger dexterity required for typing/using a keyboard
  • Mobility to move around the office and property, including lengthy walks on uneven areas
  • Continuous talking and hearing in communication with guests, supervisors, and associates
  • Capable of working extended hours, including evenings, weekends, and holidays as necessary
  • May alternate between indoor (controlled climate) and outdoor (variable climate) settings
  • Must be mentally alert, detail-oriented, and possess good reasoning skills
  • Ability to work on multiple assignments simultaneously with frequent interruptions, changes, and delays while remaining focused and efficient
  • Must remain alert to safety, health, and environmental concerns
  • Ability to work effectively in potentially stressful or adversarial situations
