Building Superintendent
About the role
The Building Superintendent oversees the maintenance of all Association buildings, including mechanical and electrical systems, utilities, structures, pavements, masonry, concrete, signage, security, fire prevention, and interior/exterior appurtenances. They ensure that all services are conducted in alignment with management and association goals and objectives.
Responsibilities
- Supervise 2 onsite maintenance personnel
- Manage service agreements, including landscape, elevator, maintenance, fire safety, pool, snow removal, irrigation, exterior maintenance service
- Directly responsible for managing all services related to the Grounds & Landscape Committee, Infrastructure Committee, Condo Facilities Committee
- Attend monthly meetings and provide written reports to each committee
- Participate in community and condo board meetings and other meetings as needed
- Maintain a safe and secure environment
- Supervise, train, and direct maintenance staff through work orders
- Plan, monitor, and appraise job results; coach, counsel, and discipline employees
- Assess repair needs and estimate time needed for repair
- Monitor service contractors and building repair/maintenance contractors
- Inventories and acquires maintenance supplies
- Maintain disaster preparedness plans
- On-call availability for emergencies and projects
- Schedule and assign work responsibilities to employees
- Request materials, tools, and supplies needed for a job
- Develop and maintain resource management plan
- Maintain fire protection and security systems
- Inspect emergency equipment and document compliance
- Record and evaluate preventive maintenance activities and programs
- Oversee construction, installation, and preventative maintenance of equipment
- Observe and evaluate corrective maintenance or repair on equipment
- Orient and train employees to perform maintenance activities and tasks
- Ensure highly efficient safety program
- Perform performance evaluations for all staff direct reports
- Supervise all administration relative to facility maintenance
- Provide related management information products as requested
- Record and report all unusual and irregular conditions to the Community Manager
- Maintain cordial, professional manner in dealing with residents, contractors, Management, etc.
- Ensure all equipment, supplies, and materials are in functional working condition in a neat and orderly manner
Qualifications
- Minimum of 5 years of experience in management of maintenance department or facility
- Knowledge of electrical, plumbing, mechanical, and carpentry trades
- Ability to operate tools and equipment related to facility maintenance
- Knowledgeable in the use of Microsoft Outlook, Word, Excel, and PowerPoint
- Highly effective interpersonal skills and experience with managing staff and outside contractors
- Strong customer service, communication, and interpersonal skills required
- Contract and Project Management experience
- Facilities Management Professional designation preferred
- AMS designation preferred

Pay
$40,000 - $50,000 annually
Schedule
Schedule is subject to change based on business needs. Hours over and above normal office hours may occur, including evenings, holidays, and some weekends. Must be capable of working extended hours, to include evenings, weekends, and holidays as necessary.
