Building Services Technician

Multiple openings in the Dallas–Fort Worth area: Irving, Carrollton, Plano, Sherman, and Azle, TX. Union position under CWA 6171 – CBA 048. Pay range: $19.29 – $41.20 per hour.

About the role

Responsible for the proper operation, repair, and maintenance of all assigned Air Handling/Conditioning Systems, including refrigeration equipment, humidifying systems, furnaces (gas, electric, solar), boilers, fans, heaters, associated controls, and duct systems. Provides technical support and assistance to Air Conditioning Mechanics and performs other duties as assigned.

Responsibilities

• Analyze and repair malfunctions in air handling/conditioning equipment and systems.
• Troubleshoot control and safety circuits using circuit diagrams and test instruments (voltmeter, ohmmeter, amp meter).
• Perform routine preventative maintenance and repairs on refrigeration equipment, gas/electric furnaces, and steam/hot water boiler units.
• Repair and calibrate pneumatic, electrical, and electro-pneumatic controls.
• Conduct chemical tests and treat water in HVAC systems for protection and efficiency.
• Perform routine air conditioning inspections and repairs to ensure maximum efficiency, reliability, and safe operation.
• Coordinate trouble reports, major repairs, and inspections with contractors.
• Wear appropriate safety equipment and follow all safety practices and procedures.
• Work day shifts, evenings, nights, overtime, emergency call-outs, weekends, and out-of-town assignments as required.
• Work in various conditions, including neat/clean to damp/dirty environments, awkward positions, and under time pressure.
• Prepare and maintain reports and records.
• Maintain emergency air conditioning trailers and small portable units.
• Change filters and clean coils on designated air handling systems.
• Handle tools and test equipment such as torches, vacuum pumps, gauges, leak detectors, voltmeters, ohmmeters, and ampmeters.
• Provide technical support and assistance to Air Conditioning Mechanics.
• Troubleshoot all types of refrigeration equipment using various refrigerants.
• Overhaul semi-hermetic reciprocating compressors using manufacturer’s recommended procedures and tolerances.
• Perform yearly stop inspections on centrifugal compressors using manufacturer’s recommended procedures.
• Serve in a lead capacity when working with Air Conditioning Mechanics.
• Perform additional duties as required by the Company.

Requirements

• Must pass standard tests for the position as established by the Company.
• Physical ability to lift and move heavy, awkward objects; work in boiler/mechanical rooms during extreme heat or inclement weather; and work in attics or on roofs with surface temperatures exceeding 130°F or ambient temperatures of 110°F or below 10°F.
• Extensive knowledge and/or experience in building trades, specifically HVAC, electrical, and plumbing.
• Seven years of experience in air conditioning and heating with an air conditioning company.
• As lead technician, commercially removed and replaced at least ten air conditioning compressors (excluding window units) using proper procedures for dehydration, soldering, system clean-out, and diagnosis of compressor failure.
• As lead technician, overhauled five semi-hermetic reciprocating compressors using manufacturer’s overhaul manuals for procedures and tolerances.
• Ability to use measurement tools and test instruments required for overhauling reciprocating and centrifugal compressors per manufacturer’s recommendations.
• Performed yearly stop inspections and manufacturer-recommended maintenance on centrifugal chillers.
• Familiarity with non-destructive testing, including Vibration Analysis, Eddy Current, Megohmmeters Test, and Oil/Refrigerant Analysis.
• As lead technician, experience replacing furnace heat exchangers and furnaces, including related sheet metal transitions.
• Five years of experience troubleshooting and maintaining complex pneumatic and solid-state control circuits.
• Ability to communicate pneumatic and other control system skills with supervisors and technicians.
• Experience evaluating products or services with outside contractors or vendors.
• Extensive knowledge of mechanical equipment, maintenance repairs, and services.
• Ability to analyze refrigeration equipment using various refrigerants (R-22, R-12, R-502, R-114, R-11, R-134a) from temperature, pressure, and electrical readings.
• Ability to communicate symptoms, analysis, and repairs to the Air Conditioning Supervisor.
• Ability to read and interpret building plans and specifications, including mechanical, electrical, plumbing, and control drawings.
• Knowledge of methods and procedures to generate energy conservation programs.
• Ability to maintain expenditures within approved budgetary limitations.
• Sufficient manual dexterity to handle hand, power, and refrigeration tools.
• Ability to read, write, and perform mathematical calculations (addition, subtraction, multiplication, division).
• Understanding of air conditioning principles and use of tools such as drills and other electrical power tools.
• Valid state driver’s license for the state of employment.
• Ability to drive a vehicle with a manual gear shift while pulling a 40' trailer weighing over 17,000 pounds.

Additional Requirements

• Must possess an EPA License.

Training

Master classroom and on-the-job training provided.
