Building Manager
About the Role
As a CBRE - GDS Custodial Manager, you will be responsible for the implementation of the strategic direction for onsite cleaning operations. This position directs skilled and unskilled staff in the daily operations and maintenance of buildings, grounds, and equipment for either multiple locations or a single location with a 7-day operation. The role oversees both inside building services and grounds/exterior infrastructure, including specialty programs requiring advanced skill and knowledge. You will serve as the on-site technical consultant for daily building and infrastructure operations.
Responsibilities
- Oversee ongoing maintenance and operations of assigned buildings, ensuring compliance with regulations, internal standards, and fiscal considerations.
- Coordinate, arrange, and supervise corrective and preventive maintenance for facility equipment and systems.
- Identify and resolve issues related to daily building services operations; consult with supervisor only for major impact decisions.
- Oversee grounds operations, including landscaping, plowing, and general maintenance.
- Ensure proper functioning and maintenance of mechanical systems (HVAC, plumbing, electrical).
- Plan, schedule, and supervise skilled craft maintenance workers and helpers in inspection, maintenance, repair, and servicing of equipment and facilities.
- Maintain major equipment and furnishings in safe, operable condition; arrange replacements as needed.
- Develop and implement equipment records, including maintenance logs.
- Establish procedures and contracts for timely repairs of frequently serviced equipment.
- Secure equipment and service bids; recommend purchases for replacements or new equipment.
- Evaluate building needs and assist in developing long- and short-term facilities plans.
- Lead smaller or mid-size building improvement/renovation projects; oversee subsets of larger projects to prevent cost overruns and minimize disruptions.
- Negotiate contracts as needed.
- Develop and maintain inventory and distribution systems to ensure high service levels and cost containment.
- Track equipment and supplies; project supply needs; collaborate with Strategic Sourcing.
- Oversee incoming mail handling for the practice site.
- Provide on-site technical consultation for complex building or infrastructure issues; resolve problems within established parameters.
- Monitor operational policies, procedures, and systems related to facilities maintenance and safety; ensure compliance with building codes and safety standards.
- Recommend and implement changes to systems and procedures.
- Assist in monitoring and managing departmental operating budgets; develop budget portions or recommend capital expenditures.
- Prepare management and financial reports related to physical operations; conduct analysis for decision-making.
- Handle facility-related emergencies; coordinate after-hours responses as needed.
- Direct and coordinate cleaning programs and service contracts.
- Manage parking functions, including space control, activity monitoring, and accounting (if applicable).
- Represent the department in task forces or meetings as needed.
- Perform other assigned duties.
Supervisory Responsibilities
- Supervise a small group (typically 2–5 employees) in maintenance functions, including team leaders if applicable.
- Carry out supervisory responsibilities in accordance with CBRE’s policies and applicable laws, including interviewing, selecting, training, planning, assigning, and directing work.
- Evaluate performance; reward and discipline employees; address complaints and resolve problems.
- Review personnel actions of subordinates; collaborate with supervisor on salary or disciplinary issues.
- Supervise the equivalent of at least 2 full-time employees.
Qualifications
- Education: High School diploma or equivalent required; Bachelor’s degree in a related field preferred. Licensing in a recognized trade preferred.
- Experience: Minimum 5–7 years in facility maintenance, with at least 3 years in a supervisory or lead capacity.
- Skills:
- Excellent knowledge of HVAC, electrical, plumbing, budgeting, inventory control, leadership, and training.
- Strong communication and follow-up skills.
- Familiarity with building codes and OSHA regulations.
- Proficiency in electronic tools and applications (e.g., computer, phone, relevant software).
- Other Requirements:
- Comply with federal, state, local, and CBRE policies and procedures.
- Access and protect protected health information (PHI) in compliance with HIPAA guidelines.
- Perform job functions in a busy maintenance and office environment; ability to lift up to 50 pounds.
- Occasional after-hours availability for emergency response.

Pay
The base salary range for this position is $90,000 to $114,000.
