About the role
The current vacancy is in the Real Estate and Asset Management Department. The position is non-negotiable with a salary range of $38,060.
Responsibilities
- Performs preventive maintenance and repair work on buildings and systems, including HVAC, plumbing fixtures, and electrical components.
- Collects lint from dryers and replaces floor and ceiling tiles, defective parts, fluorescent bulbs, and filters.
- Paints walls, doors, and ceilings and performs other minor repairs.
- Identifies and requests supplies needed for tasks such as air filters, controls, and gas valves.
- Inspects buildings to ensure cleanliness and maintenance repairs are completed.
- Makes recommendations regarding equipment replacement.
- Aids other technicians or contractors for more experienced and specific tasks.
- Monitors temperature of chilled water and computerized controls to ensure a comfortable work environment and adjusts as needed.
Requirements
- High School Diploma or GED required, supplemented by vocational or technical training in custodial or building maintenance, HVAC, plumbing, or electrical, or a related field.
- Three years of experience in HVAC, plumbing, or electrical, or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
- Must possess and maintain a valid Georgia Driver's License.

- Adaptability and rapid problem solving: Diagnoses mechanical, electrical, and structural issues quickly and identifies practical solutions; Adjusts to shifting priorities, unexpected breakdowns, and evolving facility demands; Applies creative, safe fixes when standard methods are not immediately available.
- Team cohesion and communication: Communicates repair needs, safety concerns, and project updates to supervisors, vendors, and coworkers; Works effectively with custodial staff, contractors, and other technicians to complete tasks efficiently; Interacts professionally with building occupants and responds to maintenance requests respectfully.
- Safety and risk awareness: Recognizes unsafe conditions, equipment risks, and environmental hazards before they escalate; Follows OSHA, fire code, and facility safety standards in all maintenance activities; Responds appropriately to alarms, leaks, outages, and other urgent building issues.
- Technical and equipment proficiency: Operates, maintains, and repairs HVAC systems, lighting, plumbing, and building infrastructure; Uses hand tools, power tools, diagnostic devices, and maintenance equipment safely and effectively; Reads blueprints, schematics, and manuals to guide repairs and installations.
