Building Maintenance Specialist
Duties And Responsibilities
Maintain and repair all industrial trucks, including but not limited to fork trucks, scooters, scissor lifts, hand trucks, stackers, etc.
Performance of ongoing reactive & preventive work orders on building systems, HVAC systems and manufacturing line systems.
Maintain, operate, and repair all building and manufacturing line systems including but not limited to:
- Fabrication/sheet metal
- Install/Assemble machines
- Hoist repairs
- Dock Leveler repairs
- Compactor repairs
- Gate minor repairs
- Lighting external (bucket truck)
- Security cameras
- Gates, turnstiles
- Troubleshooting Emergency generators
- UPS
- Electrical repairs, New electrical installs, Electrical repairs up to 480v, DC electrical work
- Scooter PM’s & repairs
- Forklift PM's & repairs
- Emergency Lighting (DC)
- Pipe welding
- PLCs
- Chillers
- DDC/pneumatics
- Energy conservation
- RO/DI water
- Cooling towers
- AHU servicing
- Boilers/associated equip
- Compressors and associated equipment
- Humidity control
- Backflow testing/Fire Pump PMs/Steam traps/control valves/Pumps/Hydraulics
- Install/relocate machines
- Water conservation
- All BMA, BMT and BME responsibilities
Respond effectively to all emergencies.
Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.
Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
Must be willing and able to support any afterhours building related activity as required.
Attend periodic training seminars.
Interacts with external and internal customers with a positive demeanor.
Will be required to utilize Microsoft Outlook and Microsoft Office Suite (Word, Excel and PowerPoint).
Will be required to utilize Corrigo, JLL’s Work Order System as appropriate.
On call duties and overtime as required.
Steadily improve skills to achieve license/certificate status in one or more technical skill areas.
Provide service for first response to equipment failures/plant down events.
Works as a cohesive team member taking direction and training from engineering team.

High work order response time and closure percentages.
Client satisfaction.
Increased scope with on-going training.
Maintain current skill set and stay current with technology.
Willingness to learn and advance to a higher technical role.
EDUCATION/WORK EXPERIENCE REQUIREMENTS/QUALIFICATIONS
A High School Diploma or GED equivalent; trade school certification, formalized training; vocational training; licenses; journeyman, with core competency in a trade(s) having the ability to support listed objectives and responsibilities above are required.
Industrial Truck Maintenance Expertise Required.
Favorable customer interaction, references greatly preferred.
Ability To Work Independently When Required.
Minimum five years of relevant experience greatly preferred; this is a skilled level position.
Has a strong aptitude and positive attitude for learning new skills.
Candidate should be able to take direction and mentoring from the professional/leadership site team.
