Essential Duties & Responsibilities
- Perform routine inspections of the parking garage, mechanical rooms, stairwells, elevators, entrances, exits, and common areas to identify maintenance needs and safety concerns.
- Preventive and corrective maintenance on building systems, including electrical, plumbing, lighting, overhead doors, gates, parking equipment, and other facility infrastructure.
- Troubleshoot and repair parking access and revenue control equipment, including gates, ticket dispensers, payment kiosks, card readers, cameras, and related equipment as assigned.
- Replace lighting fixtures, lamps, ballasts, and emergency lighting throughout the parking facility.
- Complete assigned work orders in a timely manner and accurately document repairs using the company's work order system.
- Cook up with outside vendors and contractors for specialized repairs and preventative maintenance.
- Respond promptly to maintenance emergencies, equipment failures, and tenant service requests.
- Perform routine inspections of fire life safety systems and report deficiencies for corrective action.
- Maintain garage equipment, tools, maintenance inventory, and storage areas in a clean and organized manner.
- Assist with seasonal maintenance, including snow and ice removal, application of ice melt, storm preparation, and weather-related facility inspections.
- Perform other maintenance-related duties assigned by management.
Requirements
- Ability to use technology for work order system, email, ESS and training.
- Basic skills with Microsoft Office Outlook.
- Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
- Ability to wear all required safety equipment and perform needed task as directed or issued through building work order system.
- Decisions made with general understanding of procedures and company policies to achieve set results and deadlines.
Qualifications
- High School Diploma or GED required.
- Valid Oklahoma driver’s license with proof of insurance.
- Requires general knowledge of electrical systems, plumbing systems, fire system devices and air systems.
- Requires general knowledge in the use of power and hand tools.
- Requires basic computer skills.
Compensation
18-22 Yearly Salary
