Building Maintenance Engineer (Building Systems Chief) (Sign-on Bonus)
University of Maryland, Baltimore (UMB) is seeking a Building Maintenance Engineer (Building Systems Chief) to join the Department of Facilities Maintenance.
About the role
Under limited supervision, serves as senior facilities representative during campus "off-hours" to ensure that all equipment is operating to standards and to respond to emergencies involving facilities and/or equipment operations.
Schedule
- Thursday to Monday: 3:30 pm – 12 am
- Tuesday and Wednesday: Off
Pay
Salary range: $65,000 - $67,000 per year. New hires will receive a 2.5% adjustment to their base salary upon successful completion of a 6-month probationary period.
Sign-on bonus: $5,000 for candidates new or returning to UMB. Half paid after 30 days of satisfactory service, remaining half after successful completion of the 6-month probationary period.

Responsibilities
- Monitors HVAC computer system and responds to deficiencies
- Makes building rounds to inspect equipment for safe operation and proper maintenance
- Starts, operates, and secures HVAC-type equipment
- Makes minor repairs
- Moves small equipment such as electric heaters and pedestal fans up numerous stairs due to lack of heat or cooling
- Responds to police calls for door openings
- Answers telephones and takes messages
- Writes work orders and calls in help as needed
- Responds to emergency situations which may require climbing, lifting, or use of tools in stressful and inhospitable conditions (e.g., fires, floods, wind, snow)
- Participates in clean-up of emergency events, including moving vacuum cleaners full of water, lifting pumps, pushing squeegees, brooms, mops, etc.
- Uses power tools to cut and fasten items such as plywood for security purposes

Requirements
- High School Diploma or GED
- Six years of progressively responsible experience in the trade(s) assigned, including at least two years in a lead or supervisory capacity
- Additional related experience and formal education may substitute for the education or experience requirement on a year-for-year basis (30 college credits equivalent to one year of experience)
Skills
- Thorough knowledge of methods, practices, production procedures, and equipment used in maintenance and operations crafts
- Thorough knowledge of engineering drawings, blueprints, schematics, and specifications
- Thorough knowledge of the principles of air conditioning and refrigeration
- Thorough knowledge of practices and techniques used in installation, repair, and maintenance of HVAC equipment and systems
- Thorough knowledge of refrigerant types, environmental impact, and gas reclamation procedures and equipment
- General knowledge of OSHA regulations related to the refrigeration trade and the National Electric Code
- Working knowledge of plumbing, steamfitting, and electrical trades
- Skill in repair and maintenance of commercial or industrial HVAC equipment and systems
- Skill in the use and maintenance of tools and equipment of the trade, including brazing, soldering, and silfoss
- Skill in work control procedures and scheduling resource requirements in trades occupations
- Ability to supervise on-call personnel and perform required inspections of trades work, materials, and equipment
- Ability to read and understand manufacturer's recommendations regarding scheduled and preventive maintenance, servicing, and operation
- Ability to use computers and related software to diagnose HVAC system problems
- Ability to prepare written reports and communicate effectively both orally and in writing
- Ability to work at heights up to 35 feet
- Ability to manipulate heavy equipment, tools, and supplies and/or exert force up to 50 pounds
- Ability to concurrently manipulate multiple controls on machinery or equipment
- Ability to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions
- Ability to wear and work in personal protective equipment
Conditions of Employment
- Candidates may be subject to medical inquiries and/or medical examination to determine ability to perform the job
- A non-commercial Class C or equivalent driver's license valid in the State of Maryland may be required
- Employees may be required to be trained to work with asbestos
- Employees assigned to work with equipment containing CFC refrigerants must achieve and maintain valid certification in accordance with federal law

- All employees are expected to work primarily physically within the State of Maryland
