About the role

Responsible for the day-to-day maintenance and scheduled preventative maintenance programs for assigned buildings. This position oversees physical building upkeep, installed equipment, construction support, preventive maintenance, and repairs. Accountable for ensuring buildings are well maintained, providing tenants with a comfortable and safe environment. Responsibilities include developing preventative maintenance goals and objectives, oversight of service and maintenance contracts, and authorizing maintenance requests. A strong customer service philosophy towards tenants is essential.

Responsibilities

  • Ensures scheduling and/or completion of HVAC, electrical, plumbing, and roof preventative maintenance and repairs.
  • Ensures timely response to and completion of tenant work orders and complaints, including electrical, lighting maintenance, and other general maintenance.
  • Coordinates proper inspections and routine testing of fire protection systems and equipment.
  • Performs general labor tasks as requested by tenants (as approved by Manager), maintains the facility and property, and performs other duties within assigned buildings.
  • May be required to work in high, tight, or other less-than-optimal locations to perform necessary maintenance duties.
  • Performs building maintenance or other assigned tasks, ensuring proper operation of building equipment in accordance with design capabilities, safety standards, and environmental conditions.
  • Maintains a neat and orderly work area and professional appearance at all times.
  • Reports problems or discrepancies to supervisor in a timely manner.
  • Ensures work is performed in compliance with IHA policies and procedures, OSHA, ADA, state, and federal laws.
  • Available and/or on-call 24/7 for emergencies or other issues as assigned.

Requirements

  • High School Diploma or Equivalent.
  • Valid, unrestricted Driver’s License.
  • 3-5 years’ previous experience in a related field, or equivalent combination of education and experience.

Skills

  • Ability to work independently, often with minimal supervision and guidance.
  • Reliable transportation and ability to travel between locations.
  • Cellular phone use required, including talking, texting, reviewing email, and taking/sending building photos.
  • Thorough knowledge of organizational policies related to position responsibilities.
  • Ability to perform basic mathematical calculations during job duties.
  • Moderate proficiency in operating a standard desktop and Windows-based computer system, including email, e-learning, intranet, Microsoft Word, Excel, and general computer navigation.
  • Ability to use other software as required for essential job functions.
  • Good communication skills in both written and verbal forms, including proper phone etiquette.
  • Ability to work collaboratively in a team-oriented environment; courteous and friendly demeanor.
  • Ability to work effectively with various organizational members and diverse populations, including IHA staff, providers, vendors, external customers, and others.
  • Good organizational and time management skills to juggle multiple priorities and time constraints.
  • Ability to exercise sound judgment and problem-solving skills, particularly for resolving moderate to complex issues.
  • Ability to handle all organizational information confidentially.
  • Successful completion of IHA competency-based program within introductory and training period.
