About the Role

As a Maintenance Technician, you will perform a variety of work in the maintenance and repair of equipment and facilities, including common area elements, buildings, condominium buildings, and the recreation center. Responsibilities span carpentry, roofing/gutters, electrical, plumbing, masonry, painting, and snow removal. You will perform minor troubleshooting, repairs, and adjustments, and report mechanical malfunctions to the appropriate party. Duties may include moving equipment and furniture to various sites, and you must exercise discretion in identifying projects requiring higher-skilled craftspersons. You will maintain and update work logs and carry a work cell phone for emergency on-call maintenance and snow removal services.

Responsibilities

  • Provide regular status updates to the General Manager.
  • Monitor and maintain inventory daily; submit requests as needed.
  • Take initiative to act with minimal supervision; recognize and address problems quickly.
  • Respond promptly to emergencies and coordinate with other responders to ensure community safety.
  • Understand and adhere to budgets.
  • Complete regular community inspections and prepare status reports.
  • Ensure supplies/tools are stored securely and out of sight when not in use.
  • Perform minor and major repairs of common area buildings and equipment; document work orders and inform supervisor as needed.
  • Conduct minor repairs on ground-level lighting or lighting reachable with a 6-foot ladder.
  • Inspect property regularly and replace burned-out lights.
  • Maintain floors and carpets by sweeping, vacuuming, mopping, waxing, stripping, and polishing.
  • Dust and polish furniture, woodwork, fixtures, and equipment.
  • Move and arrange furniture and equipment; set up rooms for meetings.
  • Maintain common areas, including wiping handrails, power washing walkways, removing cobwebs, dusting furniture, emptying trash cans, and disposing of yard debris and garbage.
  • Clean and stock restrooms, laundry rooms, elevators, lobby areas, windows, mirrors, boiler rooms, electrical rooms, gas rooms, lighting fixtures, exit signs, baseboards, and molding.
  • Monitor and maintain sump pumps and boiler equipment, including temperature checks and adjustments.
  • Inspect fire escapes and balconies to ensure compliance with local fire prevention regulations.
  • Perform various preventative maintenance functions.
  • Be courteous and pleasant to residents at all times.

Qualifications

  • Able to read and understand blueprints or plans.
  • Valid driver’s license.
  • High school diploma or equivalency preferred.
  • Two years of experience in building maintenance and repair work.
  • Ability to follow verbal and written directions, keep accurate records, and perform administrative functions.
  • May be required to use personal transportation for work duties.
  • Knowledge of basic principles of plumbing, wood finishing, electrical, and carpentry.
  • Ability to operate hand and power tools, including drills, floor buffers, vacuums, carpet cleaners, power washers, and other maintenance tools.
  • Knowledge of methods, materials, and equipment used in custodial, maintenance, and repair work.

Physical Requirements

  • Climb ladders and work at heights up to 3 feet above ground level.
  • Use computers, peripherals, and software applications.
  • Lift 50 lbs or more following appropriate safety procedures.
  • Drive as required for work duties.
  • Work in various environmental conditions, including exposure to outdoor temperatures, weather, traffic, equipment noise, vibrations, fumes, chemicals, machinery, and dust.
  • Stand, walk, lift, bend, stoop, reach, climb, push, and pull for frequent and prolonged periods.

Hours may exceed normal office hours, including evenings, holidays, and weekends. Schedule is subject to change based on business needs.

Pay

$18.00 per hour.

Schedule

7:00 AM – 4:00 PM, Monday, Tuesday, Friday, Saturday, and Sunday. Off Wednesday and Thursday.
