Building Inspector I

About the Role

Performs skilled work in securing and maintaining compliance with codes governing building construction, alteration, and demolition. Work involves inspection of buildings during construction, alteration, and repair to ensure conformance with existing code requirements, as well as review of plans for lesser structures prior to permit issuance. Employees work independently on field inspections and make decisions requiring independent judgment.

Responsibilities

• Inspects buildings during construction, alteration, and repair for general conformities to code requirements.
• Confers with contractors to ensure corrections align with regulations and plans, and with the public on building regulation matters.
• Reviews and examines plans for proposed alterations and repairs of residential and apartment structures to approve permits.
• Takes necessary steps to prosecute violations where required.
• Performs related work as assigned.

Requirements

• High school diploma or GED.
• Considerable experience in a variety of skilled building construction work.
• Knowledge of Southern Standard Building Codes, local building codes, and related laws and ordinances.
• Knowledge of building construction materials, methods, and stages of construction to identify potential violations or defects.
• Ability to detect structural faults, appraise construction quality, and assess physical depreciation.
• Ability to read and interpret plans and compare them with construction in progress.
• Strong verbal, math, and writing skills to communicate effectively with contractors, government agencies, and the public.
• Ability to establish and maintain effective working relationships with building owners, contractors, and the public.
• Ability to work independently and make decisions requiring technical discretion and judgment.

Physical Requirements

• Physically able to climb, crawl, stoop, and perform inspections in tight spaces (e.g., under houses, in attics, or cabinets).
• Able to ascend/descend ladders and frequently position oneself in confined areas.
• Must be able to exchange accurate information with homeowners, builders, coworkers, and the public.
• Able to detect, observe, and assess building structures for code compliance.
• Willing and able to work in all weather conditions.
• Must pass a physical examination.

Certifications or Licenses

• Valid driver’s license with a safe driving record acceptable to Madison County’s vehicle insurance.
• Willingness to travel throughout the county.
• Certification by the International Code Council as a Building Inspector (or obtain within one year of hire).
• Residential Inspector Certificate, Commercial Inspector, or Plan Review Certificate is a plus.
